General: Please coordinate with the City of Tucson to schedule a virtual meeting to discuss this project prior to resubmittal if any of the below revision comments are not clear. 2. General: Revise to include details for the stairs at the platforms to demonstrate compliance with 2018 IBC Sec. 1011. 3. General: The stairs at the elevated platforms shall indicate that the leading 2” (two inches) of the tread shall have a visually contrasting color, per ICC/ANSI A117.1-2009 Sec. 504.5.1. 4. Sheet G100 (Life Safety Plan) / General (Applicable to the Life Safety Plan): Provide a Fire Safety Plan and Evacuation Plan for this proposed facility. (2018 IBC Sec. 1002.2) 5. Sheet G100 (Life Safety Plan) / General (Applicable to the Life Safety Plan): Occupant load calculations are based on the application of occupant load factors, which establish occupant density levels based on how the occupant functions or relates to the space. The occupant load factor from 2018 IBC Table 1004.5 should not be conflated with Occupancy Types, as codified by 2018 IBC Sec. 302.1. Please revise to provide a table breaking providing the following: ◦ Provide a column to the indicate each room / area name and/or number ◦ Provide a column with each area (square footage) of the room / area being calculated ◦ Provide a column with the Occupant Load Factor used from 2018 IBC Table 1004.5 ◦ The Design Occupant Load as established using 2018 IBC Table 1004.5 for each room / area ◦ The Total Design Occupant Load of the entire building Note: the fixed seating within the sanctuaries, or other areas with fixed seating will have the design occupant load for those spaces using 2018 IBC Sec. 1004.6. 1. Sheet G100 (Life Safety Plan) / General (Applicable to the Life Safety Plan): Revise A5/G100 (Bldgs D & E/F Code Plan) to have the furniture plan overlaying the floor plan view. Provide revised to include the dimensioned line indicating the path of egress travel from the most remote space to the point of exit discharge. This line must also show the travel path around fixed / moveable objects and the divergence in the egress path at the point of the Common Path of Egress Travel. This divergence occurs at the point where the occupant can change directions to another exit discharge point within the Exit Access Travel Distance. (2018 IBC Sec. 1006.2.1 and 1017.2) 2. Sheet G100 (Life Safety Plan) / General (Applicable to the Life Safety Plan): Provide a breakdown of the means of egress components, per 2018 IBC Sec. 1005. 3. Sheet G100 (Life Safety Plan) / General (Applicable to the Life Safety Plan): Indicate how the changes in elevation will be addressed throughout the means of egress system. Specifically, for the elevate platforms within certain areas. (2018 IBC Sec. 1009.2 & ICC/ANSI A117.1-2009 Sec 303) 4. Sheet G100 (Life Safety Plan) / Code Analysis Data: Please revise to indicate all occupancies within the proposed tenant spaces / buildings and clarify if the project is mixed-use separated occupancies or mixed-use non-separated occupancies. (2018 IBC Sec. 308.5.2, 508.1, 508.3, & 508.4) 5. Sheet G100 (Life Safety Plan) / Code Analysis Data: Revise to clearly indicate all Incidental Uses and any required separations. (2018 IBC Sec. 509.2, 509.4, and Table 509) 6. Sheet G100 (Life Safety Plan) / Code Analysis Data: Revise to clearly indicate all Accessory Occupancies. (2018 IBC Sec. 508.2) 7. Sheet G100 (Life Safety Plan) / Code Analysis Data: Clarify the building construction type since this strip center was more than likely designed as Type II-B construction. (2018 IBC Sec. 602.1) 8. Sheet G100 (Life Safety Plan) / Code Analysis Data: Provide a breakdown of the frontage increase calculations, per 2018 IBC Sec. 506.3.2 for both Bldg D and Bldg E/F. To qualify for the frontage increase, each exterior perimeter portion of the building must have at least 20’-0” of open space. Since both buildings (Bldg D and Bldg E/F) are connected without being open on all sides, there is a concern on how the frontage calculations are prepared. (2018 IBC Sec. 506.3, 506.3.1, 506.3.2, and 506.3.3) 9. Sheet G100 (Life Safety Plan) / Code Analysis Data: Provide Allowable Area versus Actual Area calculations for both Bldg D and Bldg E/F. (2018 IBC Sec. 506.2.1) 10. Sheet G100 (Life Safety Plan) / Code Analysis Data / Summary of Governing Regulations: Please revise to clearly indicate the use of ICC/ANSI A117.1-2009, as adopted for enforcement by the City of Tucson. 11.
