Provide additional documents as requested by review staff. STRUCTURAL REVIEW COMMENTS: Approved Scope of project does not include any structureal alterations to the existing building. Every effort has been made to identify the code violations. The registered design professional is responsible for following ALL applicable Federal, State, and local Municipal Codes and Ordinances. BUILDING REVIEW COMMENTS: Denied 1. Sheet CS-1 (Cover Sheet) / Scope of Work: The prior occupancy of this building appears to have been a Pharmacy (Group M “Mercantile”) The proposed use is training / skills develop educational occupancy (Group B “Business”), per 2018 IBC Sec. 304.1. Please revise the Scope of Work to clarify that the proposed work includes a Change of Occupancy. (2018 IEBC Sec. 605.2 & 1001.1) 2. Sheet CS-1 (Cover Sheet) / Code Information / Classification of Work (IEBC, 2018 Chapter 6): Revise to indicate the IEBC Classification of work is Change of Occupancy. (2018 IEBC Sec. 605.2 & 1001.1) 3. Sheet CS-1 (Cover Sheet) / Occupant Load Calculations: Occupant load calculations are based on the application of occupant load factors, which establish occupant density levels based on how the occupant functions or relates to the space. Please revise the design occupant load to apply the correct occupant load factor from 2018 IBC Table 1004.5 for the Lobby/Reception area. This space has a potential of a greater occupant density level than 1:150-ft2, since this space may be simultaneously occupied with occupants waiting, queuing for service, or dropping off underage students. MECHANICAL REVIEW COMMENTS: Denied 1. Sheet M-1 (HVAC Notes and Schedules) / Fan Schedule / Fans BEF-1 & BEF-2: The exhaust rate is to be based on 70-cfm per square foot of area. (2018 IMC Table 403.3.1.1) Revise the Fan Schedule to indicate minimum exhaust rate for the public restrooms. ELECTRICAL REVIEW COMMENTS Denied 1. General: Please demonstrate compliance with the 2018 International Energy Conservation Code (2018 IECC), as adopted by the City of Tucson, AZ for the new interior lighting. The available options are to meet the prescriptive requirements of 2018 IECC Chapter 4; meet the requirements of the 2016 edition of AHRI/ASHRAE 90.1 (Energy Standard for Buildings Except Low-rise Residential Buildings) or an energy analysis of the proposed building. (2018 IECC Section C401.2) COMcheck is accepted alternative to compliance. COMcheck is a free energy conservation compliance software through the U.S. Department of Energy (US DOE) and is available online at www.energycodes.gov/comcheck. 1. Sheet E-2 (Lighting Plan) / General: Clarify the lighting controls in compliance with 2018 IECC Sec. C405.2. Specifically, identify location and type of occupant sensors per 2018 IECC Sec. C405.2.1 and C405.2.2. 2. Sheet E-2 (Lighting Plan) / 1/E-2 (Lighting Plan): Revise to provide means of egress illumination on the exit discharge side (exterior) of the exits. The means of egress illumination shall comply with the performance requirements of 2018 IBC Sec. 1008.3. (2018 IBC Sec. 1008.2.3 & 1008.3.2 #5) PLUMBING REVIEW COMMENTS: Denied 1. Sheet P-3 (Water Plan and Riser) / 2/P-3 (Water Riser): Please clarify the minimum daily static service pressure at the meter. (2018 IPC Sec. 604.6) If inadequate water pressure is provided, please provide a water booster per 2018 IPC Sec. 604.7. If excessive water pressure is being provided, please provide a water pressure-reducing valve or regulator per 2018 IPC Sec. 604.8.
