12/19/2025 Historic REQUIRES RESUBMIT This project must meet the conditions outlined in Ordinance No. 11933 (related to Rezoning case C9-19-21). The Historic Preservation Officer is required to review: 1) Any modification to the L-shaped garage at the southeast corner of the lot, and 2) Exterior details on the proposed mixed-use building, which shall be historically compatible per the UDC’s Historic Preservation Zone Design Standards (5.8.9). The HPO will schedule meetings with both the Armory Park Historic Zone Advisory Board (APHZAB) and the Tucson-Pima County Historical Commission Plans Review Subcommittee (PRS) to review the submittal and provide recommendations. SPECIAL DISTRICT SUB-RECORD: You must create a Special District (SD) Sub-Record in TDC Online for your Historic Review. For instructions on how to create a Sub-Record, see: https://www.tucsonaz.gov/files/sharedassets/public/v/2/pdsd/documents/tdc-faq/new-pdfs/sub-records.pdf. APPLICATION REQUIREMENTS: Historic Review requires a supplemental application called a “Design Package.” Please see the Historic & Special Districts Application Instructions for more information about submittal requirements: https://www.tucsonaz.gov/files/sharedassets/public/v/1/pdsd/documents/special_districts_application_instructions_3.3.2025.pdf. As part of your Design Package, please include the following: project narrative, site plan, floor plans, roof plan, elevations of all sides, window and door schedule, photographs of existing conditions, Development Zone map as described in instructions along with precedent photographs, material palette, and product names/specifications/brochures. All materials required as part of your Design Package should be combined and uploaded to your Special District Sub-Record as a single PDF. REVIEW PROCESS: Once the Design Package is deemed complete, staff will schedule reviews at APHZAB and PRS for recommendations before completing our review. Revisions to the Design Package may be requested and those revisions must be completed before final approval. Staff will generate a Notice of Decision and stamp the final approved Design Package.
