1. The provided plans are missing Sheet E1.0.
2. Clarify the branch-circuit notations as shown on the Enlarged Electrical Power Plan, REF sheet E2.0. The circuit connections and circuit start points appear to indicate that Multi-Wire Branch Circuits are being used. For instance the notation L1-16,18,20 for office power may indicate a multi-wire branch circuit for power.
3. Multi-wire branch circuits require the following:
210.4(B) Simultaneously disconnect all ungrounded conductors.
240.15(B)(1) Identified handle ties.

12/16/2025 Commercial Plumbing Standard REQUIRES RESUBMIT 1. Provide information to show how the proposed water heater is to be supported from the building structure. Reference: Section 301.2, IPC 2018.
2. Show how the water pipes located in the canopy are to be protected from freezing. Reference: Section 305.4, IPC 2018.
3. Provide tempered water for the lavatories using approved devices conforming to ASSE 1070. Reference: Sections 419.5 and 607.1.2, IPC 2018.
4. Provide an approved vacuum relief valve for the scheduled bottom-fed water heater that is located above the fixture outlets. Reference: Section 504.2, IPC 2018.
5. Provide a detail showing that the water heaters located above the ceilings will have adequate access and maintenance space. Reference: Sections 502.3 and 502.5, IPC 2018 and Article 210.70 (c), NEC 2017.
6. Provide a watertight pan of galvanized steel, aluminum, or other approved material under the water heater with a drain to an approved location. Reference: Section 504.7, IPC 2018.

Comment: The associated Development Package (TD-DEV-0223-00141) lists the height of the proposed building as 19’ however the Commercial building permit (TC-COM-1125-02123) lists the proposed height as 22’. The dimensions provided including heights on the development package need to match the associated building permit. Either revise the height to match the approved Development Package or revise TD-DEV-0223-00141 to match the associated building plans.
2. Comment: Additional comments may be forthcoming depending on responses to zoning review comments and plans submitted.

The plumbing drawings show a 1” meter, a 1-1/4” reduced pressure backflow assembly, and a 1-1/2” water service pipe. The development plan, however, calls for a 1-1/2” water meter, a 1-1/2” reduced pressure backflow assembly, and a 1-1/2”water service pipe.
