Site Engineering Comments:
1. The proposed new steel parking structure for this commercial property requires the submission of a Development Package. Per UDC Article 3.3.3.G.2.c, a site plan (Development Package) is required for the following types of development: Existing development undergoing a change of use, building structure additions, and/or a reconfiguration of an area outside a building. A Development Package (DP) meeting the requirements of the Checklist for Minor Changes to Commercial/Industrial Sites is required to be submitted and approved. The DP is a separate submittal from the building plans. 2. The proposed work appears to fall within the Naylor Wash AH FEMA floodplain which will require the submission of a floodplain use (FPU) permit for work within a floodplain. The FPU permit is a separate permit that can be submitted for within the sub-records of this commercial permit on TDC online. For the submission of the FPU permit, provide all the same construction documents that were provided within this commercial permit submission
3. Site Engineering is unable to review and approve permit TC-COM-1125-02115 until the associated Development Package and floodplain use permit is reviewed and approved by all reviewers.

Comments: Please resubmit revised drawings along with a detailed response letter which states how all Zoning Review Section comments were addressed.

1. Comment: Per communication with our Site Engineering team and my zoning supervisor, a development package will not be required for the proposed scope of work. On your next submittal, please include a zoomed out detail of the PAAL and the proposed steel parking structure to ensure proper setbacks to the PAAL are met.
2. Comment: Please see Site Engineering comments as it relates to the required Floodplain Use permit.
3. Comment: Additional comments may be forthcoming depending on responses to zoning review comments and plans submitted.
