COMMENTS:
1. ADA RESTROOM
a. Lavatory within water closet clear floor space.
i. No other fixtures or obstructions shall be within the required water closet clearance. ICC A117.1 section 604.3.3
ii. Clearance around a water closet shall be 60 inches minimum in width, measured perpendicular from the sidewall. ICC A117.1 section 604.3.1
iii. Clearance around the water closet shall be 56 inches minimum in depth, measured perpendicular from the rear wall. ICC A117.1 section 604.3.2
iv. Lavatory shall be maximum 34 inches above floor to the higher of the rim or counter surface, faucets and soap dispenser shall have a reach depth of 11 inches per ANSI 606.5
v. Metered faucets shall remain open for 10 seconds minimum per ANSI 606.4
vi. Water supply and drain pipes under lavatories shall be insulated to protect against contact per ANSI 606.6
2. EGRESS PLAN
a. Provide an Egress Plan.
b. Show these information on the Egress Plan.
i. Show on the plan, the displays, tables, chairs, furnitures, etc. which will reveal the actual exit route.
ii. Enter the distance of travel within the facility and their direction of travel.
iii. At the point of exit, enter the required width, the provided width, the distance traveled and the number of occupants exiting.
3. Cabinetries such as cashier counters.
a. Provide drawings illustrating the following.
i. The tops of work surfaces shall be 28 inches min & 34 inches max above the floor per ICC A117.1 sec 902.4.
ii. Sec 306.3.3 Knee clearance shall be 11 inches min in depth at 9 inches above the floor, and 8 inches min in depth at 27 inches above the floor.
iii. Sec 306.2.4 Additional toe clearance space extending greater than 6 inches beyond the available knee clearance at 9 inches above the floor.
iv. Sec 306.3 Knee clearance shall be 30 inches min in width.
v. 904.3.2 Parallel approach, the counter surface 36 inches min length.
vi. 904.3.3 Forward approach, the counter surface 30 inches min length.
2. Please amend plans to show the current design occupant load analysis to specify the individual building area of each room or space that is shown on the plan. For the purpose of occupant load calculation, the actual use of the space shall be utilized.
a. Further, enter the name of the space, area square footage, clarify the design occupant load (gross or net s.f. per person used) and the number of occupants for each room or space on the plan, in accordance with the requirements of IBC Table 1004. IBC 107.2.7
b. NOTE: The spaces Chocolate Shop (101) & Viewing (102) are assembly spaces. Please recalculate the occupant load and correct your Occupancy Load Calculation table on Sheet TS100. Depending on the furniture layout, unconcentrated (tables and chairs) at 15 sf net per person may be required.
i. Please make this correction.

12/12/2025 Commercial Mechanical Standard REQUIRES RESUBMIT Provide general room exhaust for any cooking appliance that does not require the installation of a Type II hood (e.g., chocolate panner, chocolate melter, and (3) countertop induction warmers). The minimum exhaust rate shall be 0.70 CFM per square foot, using a minimum area of 100 square feet for each individual appliance. Reference: Section 507.1, exception 2 and 507.3, IMC 2018.
