1. Provide a complete set of drawings generated by an Arizona licensed Architect that are sealed/signed/dated. (Mechanical, Electrical & Plumbing will also require Arizona licensed professionals.)
a. Complete the restroom plan, show the location of the lavatory.
i. Ensure accessibility is complied using the ICC A117.1
ii. Show all floor clearances on the floor such as the area around the water closet. Note, no other plumbing fixture encroaches in that space such as the lavatory per ICC A117.1.)
b. Show the display cases, cabinets, cash counter, etc (Floor Plan interior layout).
i. Cash Counter: The tops of work surfaces shall be 28 inches min & 34 inches max above the floor per ICC A117.1 sec 902.4.
2. Code Violation CE-VIO1025-04416 and CE-VIO1024-04017
i. Repair all roof penetrations done by electrical conduits at roof horizontal surfaces and parapet interior. All penetrations causing leak shall be repaired.
3. Provide an Egress Plan.
a. Show the pattern of travel on the floor plan, starting from the farthest corner to the exit.
b. Enter the distance of travel.
c. At point of exit, enter the exit width required, exit width provided and number of people exiting at each point of exit.
4. Code Anlysis
a. Provide a complete code analysis.
b. Provide:
i. Occupancy Group
ii. Construction Type
iii. Is Fire Sprinkler required
iv. Is Fire Sprinkler provided
v. Show your calculation of the Occupant Load
1. On each space/room on the floor plan, provide the space name (Office, Storage, etc.)
2. What occupancy use (assembly, mercantile, storage, etc.)
3. The square foot area
4. Allotted square foot per person from the occupancy table
5. Number of people in the space
vi. Create a table within the code analysis enumerating all of the spaces identified in item “v” above. Group by occupancy use and have the total occupant load at the bottom of the table.
5. Below are the items listed in the Code Violation CE-VIO1025-04416 and CE-VIO1024-04017.
i. Provide drawings illustrating the fixes used to repair all of the following.
1. Many electrical hazards that has been identified at this commercial property.
2. Two mini splits installed without permits.
3. Unapproved wiring at the roof top energizing multiple business signs and other unknown electrical components.
4. Portable laminar work lights permanently hard wired in non-code complaint manner.
5. Extension cords being used in lieu of permanent wiring for unapproved interior illumination devices.
6. Exterior outdoor lighting fixtures installed without permits.
7. Business operating a used car sale lot and car rental business along with the retail smoke shop without an approved certificate of occupancy.
8. Energized the building with an unapproved generator to provide services to the public.
9. Extensive findings of unapproved/ unpermitted wiring throughout the interior of the building in a hazardous manner.
10. Electrical receptacles had damaged from the unapproved wiring techniques that was being used to create extended circuits in a hazardous manner.
11. Extension cords and other wiring suspended from the ceiling tiles to energize devices in a non-approved manner.
12. Metallic clad cable being used in a non-approved method and tied into a timer.
13. Added receptacles that was not properly fastened to a wall stud and was sticking out of the drywall.
14. Unapproved electrical infrastructure has compromised the building’s weather tight seal and has evidence of water intrusion compromising any electrical devices within proximity. Clear daylight can be seen from within the building’s interior.
15. HVAC wiring has damaged conductors leaving part of the conductors not insulated and bare. There is a marking at the metal enclosure indicating an arch occurred. The HVAC components have characteristics that it is inoperable due to corrosion of the conductor’s point of connections.
16. There is multiple power inverters found hardwired with non-code complaint conductors to the illuminated business signs and other electrical devices inside the building. These inverters lack of a nationally recognized testing laboratory certification marking.
17. The illuminated business signs do not have a visible label verifying its design meets regulatory standards.
18. There is a set of plumbing copper lines that appeared to once be connected to a hot water heater that has been “looped” and the bottom plumbing line no longer connected to a fixture or a supply line. This bottom line may have been the designated TPRV (Temperature/ pressure relief valve) connection.
6. Submit a separate permit for the signs.

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. Provide updated Plans/calculations and a written response Letter to each of the notated items indicating action taken. Resubmitted plans that do not contain a written response Letter addressing each of the notated items indicating action taken, may be delayed until response letter is received.

Electrical Review:
1. This is a commercial project, requiring all documents to be prepared, sealed, signed, and dated by a registered design professional. Provide complete electrical plans, design, and calculations, sealed by an Arizona Registrant. 2. Provide an electrical plan showing any/all electrical work specific to the scope of work being done at the buildings and site and addresses ALL electrical issues as called out in CE-VIO1025-04416 (3202 N 1ST AV TUCSON, AZ 85719).

Plans shall include (as necessary for scope of work), but may not be limited to items below:
3. Provide an electrical demo plan showing all removed unpermitted and unsafe electrical.
4. Provide electrical load calculations, for the Main Panels, Per NEC 220.40.
5. Show all wiring methods in detail for all new or modified branch circuit conductors and feeders. Conductor type and conduit size/type. Note wet use requirements. NEC arts;300 and 408.4.
6. Provide a panel schedules, showing the circuits that are being modified, added or removed or existing. NEC arts;300 and 408.4. Include panel bus rating and A.I.C. rating. IBC 107.1.
7. Designate the circuit number on the electrical plans, that corresponds to the panel schedule, at the location of each existing, new or modified light fixture, receptacle, and equipment disconnect switch, NEC arts;300 and 408.4. IBC 107.1. Each electrical outlet should be labeled by panel and circuit number.
8. Show all GFCI protection (NEC 210.8(B)) in readily accessible location per NEC 210.8.
