2. Please amend the plans to provide the allowable area for the entire building and is compared to the actual building area. IBC 506.2
3. Please provide the following Means of egress information.
A. The paths of egress are shown. IBC 107.2.3
B. The path of egress does not pass through kitchens, storage rooms, or similar spaces. IBC 1016.2 It appears one of the proposed exit doors goes thru the kitchen area.
C. Exits and exit access components are separated by ½ the distance of the space for non-sprinkled or 1/3 the distance of the space for sprinklered buildings. IBC 1007.1
D. The total number of occupants is shown; as well as the number of occupants and occupant load factor is shown for every room and space. IBC 107.2.3 IBC 1004.5
Please round up the total to the next whole number for above calculations. IBC 1004.5
E. The occupant load factor used reflects the use/function of the space. IBC 1004.5
F. Assembly occupancy spaces show occupant load signage. IBC 1004.9
G. The number of occupants being served by each egress door is shown. IBC 107.2.3

5. Please amend the plans to provide illumination for the means of egress, including the exit discharge per IBC 1008. Show compliance with the following:
A. The means of egress shall be illuminated at all times the building space is occupied.
B. The means of egress illumination level shall not be less than 1 foot-candle at the walking surface.
C. The means of egress illumination shall be supplied by backup power (consisting of storage batteries, unit equipment, or an on-site generator) for a duration of not less than 90 minutes. IBC 1008.3
6. Per IEBC Section 305.7, accessibility must be provided to the altered spaces. This includes the primary entrance, primary path of travel, sanitary facilities, drinking fountains, and signage. Please amend plans to show compliance with IEBC 305.7.
For example, the existing bar does not appear to meet the clearance requirements of ICC A117.1-2009, Section 902
1. If the cost of providing or upgrading the items listed above to meet accessibility requirements is disproportionate to the overall cost of construction (i.e., exceeds 20% of the construction cost, excluding accessibility upgrades), please provide documentation to verify construction costs.
If this exemption is used, accessibility improvements totaling at least 20% of the construction cost must still be provided. For example, if the project valuation is $18,000, then a minimum of $3,600 should be allocated toward accessibility upgrades. However, only the amount necessary to achieve full compliance is required to be spent.

COMMENTS:

1. The replacement faucets for the lavatories shall be metering faucets. The metering faucets shall dispense a maximum of 0.25 gallons per metering cycle. Verify that the faucet cycle will last for at least 10-seconds for accessibility. Reference: Section 412.11, IPC 2018, as amended by the City of Tucson and Section 606.4, ICC/ANSI A117.1-09.
2. Please specify the type of gas piping being used, pipe sizes, and the total developed length to ensure the gas piping system is properly sized for each appliance. Please also indicate which sizing table from the 2018 IFGC you are referencing. Reference: Section 402.3, IFGC 2018.
3. For the new grease interceptor, please submit proper documentation for the Pima County Industrial Wastewater Review.
a. Contact Kelsey.McMonagle@pima.gov or Adam.DeLaTorre@pima.gov for review and assessment of the proposed grease interceptor
b. Please submit the email from IWC indicating the approval of your interceptor to satisfy this condition.
4. It is unclear how the fixtures connect to the grease interceptor and how the grease interceptor connects to the building sewer. Please provide a detail showing the grease interceptor, venting, cleanouts , etc. Reference: Section 107.2.1, IBC 2018.
a. Hand sinks (SK-1) in the kitchen are allowed to connect to the sanitary waste system instead of the grease waste system only if each sink has a sign posted above it stating, “HANDWASH SINK ONLY! NO FOOD PREPARATION OR DISHWASHING ALLOWED.” Reference: Section 1003.3, IPC 2018, as amended by the City of Tucson.
b. Floor sinks in the kitchen and mop sinks shall discharge through a grease interceptor. Reference: Section 1003.3, IPC 2018, as amended by the City of Tucson.
01/26/2026 Fire New Construction Standard REQUIRES RESUBMIT (1)The building fire area exceeds 5000sqft and 100OL which requires fire sprinklers in an A2 IBC 903.2.1.2. The demising wall is only 1hr per TC-COM-0323-00866. To avoid installing fire sprinklers, you will need to divide the fire areas by 2hrs per IBC 508.4.1, 707.3.10, Table 707.3.10.
(2) Modify your egress plan. Your dining room/area exceeds 49 which requires two exits spaced half the distance of the space. IBC 1007.1.1. If you're using the back door as an exit, show the path of travel and include the door information that appears to be side hinged, separating the dining and bar. This door needs to comply with all the exiting requirements. Include additional illuminated exit signs and emergency lighting if this will be the second required exit.
