1. DETAILED RESPONSE LETTER

i. No response letter for the Commercial Building Review was submitted.

2. RESTROOM.
a. Please comply to ICC A117.1 requirements.
i. Show the clear floor space on the floor plan for the water closet.
1. Clearance around a water closet shall be 60 inches minimum in width, measured perpendicular from the sidewall. ICC A117.1 section 604.3.1
2. Clearance around the water closet shall be 56 inches minimum in depth, measured perpendicular from the rear wall. ICC A117.1 section 604.3.2
3. No other fixtures (includes the lavatory) or obstructions shall be within the required water closet clearance. ICC A117.1 section 604.3.3.
4. Please do show the 60 inch diameter turning area on the floor plan.
5. Indicate the grab bars as new.
3. UTLITIES
a. Water meter
i. Please locate/label on your site plan the location of the water meter.
b. HCS
i. Please locate/label the HCS and sewer line to the building on your site plan.
c. Electricity
i. Please locate/label the electric meter on your site plan.
ii. Please provide electrical load calculation.
4. FLOOR PLAN
a. Show the layout of the display cases, cash register counter, etc. on the floor plan.
b. Provide drawings illustrating the following:
i. The tops of work surfaces (cash register) shall be 28 inches min & 34 inches max above the floor per ICC A117.1 sec 902.4.
ii. Sec 306.3.3 Knee clearance shall be 11 inches min in depth at 9 inches above the floor, and 8 inches min in depth at 27 inches above the floor.
iii. Sec 306.2.4 Additional toe clearance space extending greater than 6 inches beyond the available knee clearance at 9 inches above the floor.
iv. Sec 306.3 Knee clearance shall be 30 inches min in width.
v. 904.3.2 Parallel approach, the counter surface 36 inches min length.
vi. 904.3.3 Forward approach, the counter surface 30 inches min length.
vii. Show the communication and electrical for the cash register.
5. HVAC
a. The new plans no longer shows two tenant space, it is now showing only one tenant.
b. Two HVAC are still present on the plans.
c. There is only one tenant space shown.
i. Therefore, remove one of the HVAC unit.
6. SIGN
a. Please provide the permit number for the sign installed on the front façade of the business.
7. Please resubmit.

COMMENTS:

1. Revise the natural ventilation calculation table to reflect a single space. Reference: Section 107.2.1, IBC 2024.
2. Please justify the use of a second HVAC unit. Two units were previously required when the space was divided into separate areas. Provide heating and cooling load calculations to justify the heating/cooling capacities of the specified HVAC units. Reference: Section C403.1.1 and C502.2.3, IECC 2018.
3. Show the exhaust fan on the mechanical plan and provide information on the sequence of operation for the restroom exhaust fan (i.e., how is the fan controlled?). Reference: Section 403.2.1 (4), IMC 2024.

COMMENTS:

1. Please specify a metering faucet for the lavatory, dispensing a maximum of 0.25 gallons per metering cycle. Verify that the faucet cycle will last for at least 10 seconds. Reference: Section 419.6, IPC 2018, as amended by the City of Tucson and Section 606.4, ICC/ANSI A117.1-09.
2. Please show there will tempered water for the restroom lavatory using an approved device conforming to ASSE 1070. Reference: Sections 419.5 and 607.1.2, IPC 2018.
