11/24/2025 Commercial Building Standard REQUIRES RESUBMIT Please submit your revised documents and provide a letter with a written response letter addressing each of the comments indicating how the Review comments were resolved. Additionally, please submit complete copies of all permit documents (i.e. plans, calculations, reports, etc.) even if they have not been changed. Please note the submittal was incomplete and the plan review was conducted using the information presented. The subsequent review could generate more comments after original comments have been addressed.
1. Please provide an architectural site plan showing the accessible exterior routes. At least one accessible route within the site shall be provided from public transportation stops, accessible parking, accessible passenger loading zones, and public streets or sidewalks to the accessible building entrance served. IBC 107.2.1 & IBC 1104.1
2. Please amend the plans to show the following Exit Discharge information
A. The path(s) of exit discharge is shown to a public way or a safe dispersal area. IBC 107.2.3, 1028.5
B. The path(s) of exit discharge has a slip-resistance surface. IBC 1003.4, ICC Interpretation No 16-08
C. The path(s) of exit discharge gates have only egress door equivalent hardware. IBC 1010.2
D. The path(s) of exit discharge are sufficiently sized. Egress courts are rated. IBC 1028.2, 1028.4
E. Changes in elevation < 12 inches use sloped surfaces along the path of exit discharge. IBC 1003.5
F. A photometric plan or other method of showing 1 footcandle of normal power illumination at the walking surface along the path(s) of exit discharge, while the building is occupied. IBC 1008.2.1, IBC 1008.2.3
3. IEBC 305.7 requires that accessibility be provided to the altered spaces. Where the existing path of travel elements, which entails a primary entrance, a primary path of travel, sanitary facilities serving the area, a drinking fountain, and signs. Otherwise, accessibility upgrades shall be required in accordance with IEBC.305.7. For example M.R.R #137 is not accessible.
A. If the cost of providing or upgrading the items above to be accessible is disproportionate to the cost of construction (exceeds 20% of the cost of construction not including accessibility upgrades), please provide information to verify construction costs. If this exemption is taken, accessibility upgrades equaling 20% of the cost of the project shall be made.
4. Please amend the plans to indicate that at least 60% of the public entrances are accessible IBC 1105.1
5. Please amend the plans to show the locations of the required accessible elements shall be identified by the International Symbol of Accessibility at the following locations. Signage as required by IBC 1111.1 For example, Accessible Parking, Accessible entrances, Accessible toilet rooms, etc.
6. Please amend the plans to show the directional signage locations indicating the route to the nearest like accessible element shall be provided at the following locations. These directional signs shall include the International Symbol of Accessibility and sign characters shall meet the visual character requirements in accordance with ICC A117.1.
A. Inaccessible building entrances.
B. Inaccessible public toilets and bathing facilities.
C. At each separate-sex toilet and bathing room indicating the location of the nearest family/assisted use toilet or bathing room where provided in accordance with Section 1109.2.1.
D. At exits and exit stairways serving a required accessible space, but not providing an approved accessible means of egress, signage shall be provided in accordance with Section 1009.10.
7. Please amend the plans to indicate kick plates at door surfaces within 10 inches of the floor, measured vertically, with a smooth surface on the push side extending the full width of the door. Cavities created by added kick plates shall be capped. as required by 2009 ICC A117.1 404.2.9 For example Door 101 does not appear to comply with this requirement.

a. Provide the Lumen output and the color temperature of the outdoor lighting fixture X2. List if this lighting fixture is full-cutoff or unshielded. (see OLC chapter 2 definitions).
b. Show unshielded fixtures with a maximum of 3,000 lumens, OLC 401.4.
c. Show lamps with a maximum of 3500K color temperature, OLC 402.1.
d. Fixtures installed under canopies and overhangs. Outdoor lighting fixtures shall not be counted in determining the total light output when they are full cutoff light fixtures installed under canopies, building overhangs, or roof eaves, OLC 401.2.1(3).

e. Provide Curfew lighting controls If applicable Per section 403.
