12/26/2024 Commercial Building REQUIRES RESUBMIT Please submit your revised documents and provide a letter with a written response letter addressing each of the comments indicating how the Review comments were resolved. Please note the submittal was incomplete and the plan review was conducted using the information presented. The subsequent review could generate more comments after original comments have been addressed.
1. Sheet A1.0: Please complete and update the information in the Code Review Checklist as follows
A. Under General Building Summary
i. Building - Column lists 2800 Commerce Center while permit and Title block shows 2700 Commerce Center Place as the address. Please update to show the same information.
ii. Further, please contact Pima County Addressing at Addressing@pima.gov or 520-724-9512 to obtain Suite number and show suite number on the plans. IBC107.2.1
B. Building – Type of Construction is required to determine the allowable building area and the subsequent use of nonseparated occupancies. IBC Table 506.2
C. Allowable Area Calculation- Please indicate in Notes or otherwise specify on the plans how the allowable area was determined for the building. This will be of value for this construction as well as nonseparated use. IBC 506.2
2. Sheet A1.0: Please label the buildings in the Reference Only Site Plan with their addresses. IBC 107.2.1 For example, 2700 Commerce Center Place and 2800 Commerce Center Place.
3. Sheet A1.0: Please amend the Egress Plan to indicate the Bathroom with urinals is not a part of this tenant improvement, please update the hatching on sheet A1.1 or otherwise indicate this on the plans. IBC 107.2.1
4. Sheet A1.1: Please show exit signs on the Egress Plan for rooms with two or more required exits or exit access. IBC 1013.1 For example, conference/ rooms with 50 or more occupants.
5. Sheet A1.1: Please amend plans to show the occupancy classification for each of the conference rooms with an occupant load of 50 or more as A-Assembly. IBC Additionally, the Area/Occ factor in the table on this sheet should show 1/15 net for large conference and break rooms. IBC 303.1 & IBC Table 1004.5
6. Sheet D2.0: Please provide the structural design and calculations, prepared by an Arizona licensed design professional used for the new openings in the tilt up wall panels. IBC 107.2.7
A. If required, Please provide special inspection certificate with Part A, and Part B, completed with next submittal. IBC 107.2.1

8. Sheet A8.0: Please indicate panic hardware as the only lock or latch used in conference rooms with an occupant load of 50 or more. IBC 1010.1.10
9. Sheet A9.0: Please amend plans to add steel stud span table, with the applicable row and column boxed, or otherwise show how the proposed metal stud interior walls and partitions that exceed 6 feet in height, including their finish materials, shall have adequate strength and stiffness to resist the loads to which they are subjected but not less than a horizontal load of 5 psf. IBC 1607.15
10. Sheet A9.0: Please amend detail to include top track attachment and indicate the maximum height of the wall in detail 6/A9.0 for use in sizing the metal stud. IBC 107.2.1
11. Sheet A9.0: Please amend top track bracing details 4 & 5/A9.0 to indicate what the top track is connecting to. IBC 107.2.1
12. Sheet A1.1: Please note or otherwise indicate that the entrances are Accessible or Inaccessible and provide signage per IBC 1111.1 and 1111.2 for Accessible and Inaccessible entrances as required.
13. Sheet A2.0: Please amend plans to show how the break room sink and counter meet accessibility requirements of IBC 1109 and 2009 ICC A117.1 804 Additionally, show clear for space and approach at each Kitchen appliance.
