3. Provide a statement of special inspections statement of special inspections in accordance with Section 1704.3.

5. Additionally, provide the City of Tucson Special Inspection Certificate(s) with Parts A and B

8. Please amend plans to provide landings at doors with a width not less than the width of the door. whichever is greater. Doors in the fully open position shall not reduce a required dimension by more than 7 inches. Landings shall have a length measured in the direction of travel of not less than 44 inches. IBC 1010.1.6

This site is zoned C-2 (UDC Section 4.7.21). Commercial storage is a permitted use in the C-2 zone subject to use-specific standard 4.9.10.A.

1. (Comment) Per UDC Section 3.3.3.G, a development package is required to be submitted and approved prior to the approval of this commercial building permit. Section 3.3.3.G requires a development package when there is “new non-residential development” or “reconfiguration of an area outside a building” as in this case.

A development package must be stamped by an architect or engineer registered in Arizona. See requirements for a development package at the following link: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Permits/Development-Package.

The DP site plan should include all structures on site, including shade structure or sails, shed, and storage containers.

2. (Comment) The new storage building constitutes an expansion of over 25% in gross floor area. As such, the site must come into compliance with current development standards for motor vehicle parking, bicycle parking, landscaping/screening, native plant preservation, access, pedestrian circulation, detention/retention, waste disposal, and commercial rainwater harvesting as articulated in UDC Section 7, UDC TSM Section 7, UDC TSM Section 8, and UDC TSM Section 10. These will need to be reflected on the development package.

3. (Comment) Once the submitted development package is approved, please resubmit the building permit. Ensure the building permit documents match the approved development package (for example, inclusion, of new shade structures).

RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Approval of development package or development package revision, and resubmittal of revised plans.
