1. Please contact Pima County Addressing for selection of the suite number and use the same single suite number for both Phase 1 and Phase 2 on the plans. This will ensure a smooth transition at Phase 2 completion. IBC 107.2.1
2. Please amend occupant loads for each space/use to round up to next whole number as the occupant load shall be not less than that number determined by dividing the floor area under consideration by the occupant load factor assigned to the function of the space. IBC 1004.5 These numbers will be used to populate the C of O
3. Please amend Building Analysis Occupant Loads to show Phase 1 totals and Phase 2 totals separately and complete. For example, if Phase 1 shows 31 occupants and Phase 2 adds 18 more, the Phase 2 occupant load would be 48 occupants. This is the number of occupants that will be on the Phase 2 C of O. This C of O will supersede the Phase one C of O when Phase 2 is complete. IBC 107.2.1
4. Please amend plans to provide Required Plumbing Fixtures calculations accounting for the total number of occupants. IBC Table 2902.1

12/02/2024 Commercial Mechanical REQUIRES RESUBMIT 1. Provide heating and cooling load calculations to justify the heating/cooling capacities of the new HVAC units. Reference: Sections C403.1.1 and C502.2.3, IECC 2018.
2. Show that the proposed IT room cooling equipment meets the minimum performance requirements of Section C403.3.2 (Table C403.3.2 (9), IECC 2018.
3. Clarify the termination of the HVAC condensate drains. Reference: Section 307.2.1, IMC 2018 as amended by the City of Tucson.
4. Revise the airflow rate and sequence of operation for the restroom exhaust fan so that all of the air supplied to the restrooms will be exhausted (i.e. all of the air supplied to each restroom is to be exhausted during the hours of operation even if the lights are off). Reference: Section 403.2.1 (4), IMC 2018.
5. The balancing information shows that the Phase 1 area will have 255 CFM of air entering the suite in excess of the scheduled exhaust. Provide a design that will ensure that the facility will comply with the odor mitigation requirements enforced by the Zoning Department.

2. Provide plumbing plans for the new work, including water isometrics and waste and vent isometrics. Reference: Section 107.2.1, IBC 2018.
3. The Water Heater Schedule indicates that a hot water recirculation system will be installed. Include the layout for the hot water recirculation system on the plumbing floor plan and the water isometrics. Show the recirculation pump and piping on the water heater detail. Provide the pipe sizes, flowrate, and the control sequence for the recirculation system. Reference: Section 107.2.1, IBC 2018.
4. Clarify the installation and support of the water heater. If the unit is to be suspended from the building structure, provide calculations and structural details of the attachment to the building structure. Reference: Section 301.2, IPC 2018.
5. Show the size, route, and termination of the T&P relief piping. Reference: Section 504, IPC 2018.
6. Provide a watertight pan of galvanized steel, aluminum, or other approved material under the water heater with a drain to an approved location. Reference: Section 504.7, IPC 2018.
7. Verify that the distance from the hot water source (i.e., the hot water recirculation loop) to the hot water termination for the public lavatories complies with the requirements of Section C404.5, IECC 2018.
8. Show the location of cleanouts for all horizontal drains. Reference: Section 708.1.1, IPC 2018.

This site is located in the C-3 zone (UDC 4.7.22). Marijuana Facility: Dispensary is a permitted uses in this zone (Table 4.8-4), subject to a Mayor and Council Special Exception Procedure, Section 3.4.4 and Use Specific Standards 4.9.9.E.1.

1. As an expansion is proposed a Mayor and Council Special Exception Procedure, Section 3.4.4 must be submitted and approved prior to approval of this plan.

2. Clearly demonstrate that all requirements of UDC Article 4.9.9.E.1 are met.
