05/08/2025 Commercial Mechanical REQUIRES RESUBMIT 1. Explain how the heating/cooling calculations resulted in a requirement of 5,448.3 CFM/ton of cooling for RTU-1 and 7,748 CFM/ton of cooling for RTU-2. Revise the calculations and select units that comply with the sizing requirement of Section C403.3.1, IECC 2018. [Initial comment: Provide heating and cooling load calculations to justify the heating/cooling capacities of the new HVAC units. Reference: Sections C403.1.1 and C502.2.3, IECC 2018.]
2. Revise Keynote 5 on M2.1 to agree with note 2 of the Exhaust Fan Schedule. [Initial comment: Revise the airflow rate and sequence of operation for the restroom exhaust fan so that all of the air supplied to the restrooms will be exhausted (i.e. all of the air supplied to each restroom is to be exhausted during the hours of operation even if the lights are off). Reference: Section 403.2.1 (4), IMC 2018.]
3. The suite still has positive air pressure. How will this allow for mitigation of the odor? [Initial comment: The balancing information shows that the Phase 1 area will have 255 CFM of air entering the suite in excess of the scheduled exhaust. Provide a design that will ensure that the facility will comply with the odor mitigation requirements enforced by the Zoning Department.
05/08/2025 Commercial Plumbing REQUIRES RESUBMIT 1. Provide open-front water closet seats. Reference: Section 425.3, IPC 2018. [Initial comment: Provide a specification for the proposed water closet. The description in the Plumbing Fixture Schedule is for a lavatory. Reference: Section 107.2.1, IBC 2018.]
2. Revise the design of the hot water serving the public lavatory to comply with Section C404.5, IECC 2018. [Initial comment: The Water Heater Schedule indicates that a hot water recirculation system will be installed. Include the layout for the hot water recirculation system on the plumbing floor plan and the water isometrics. Show the recirculation pump and piping on the water heater detail. Provide the pipe sizes, flowrate, and the control sequence for the recirculation system. Reference: Section 107.2.1, IBC 2018.]
3. Per Table C404.5.1, IECC 2018, the maximum piping length for a ¾” nominal pipe size serving a public lavatory faucet is 0.5 feet. The 21-foot maximum length is for a ¾” nominal pipe size serving “Other fixtures and appliances.” [Initial comment: Verify that the distance from the hot water source (i.e., the hot water recirculation loop) to the hot water termination for the public lavatories complies with the requirements of Section C404.5, IECC 2018.
