The submitted documents were incomplete and a thorough plan review could not be performed. Please be aware, new comments may arise with the next review. Review will not proceed without the response letter. COMMENTS: 1. This facility is located onto two parcels owned by two separate entities. Two separate permits will have to be processed leading to two separate Certificate of Occupancies. This current permit can be used to process 1936 E 18th St (correct the drawing to correctly depict this space as a separate permit/C of O). Apply for a separate permit for 1938 E 18th St. ***OPTION FOR ONLY ONE C OF O - You may explore IBC 706.1.1 Exception #2. Write a legal agreement that must be recorded where a Dedicated Access Easements and Contractual Agreements allowing access for maintaining fire and life safety at which point you may choose which address to use for the one C of O. 2. B and F-2 occupancy classifications were identified for this permit. However, in your Occupant Load and Exiting Calculation A-3 occupancy is identified as the basis. The same A-3 is used in the Plumbing Fixture Calculations. Please coordinate and be consistent with the identified occupancies. 3. Locate and label the drinking fountain(s) on the Floor Plan. 4. As a Warehouse converting into F-2 Manufacturing space, new machineries maybe introduced requiring electrical power. Illustrate on your plan the location of the existing receptacles as well as new receptacles. Task lighting on work areas must be addressed, show lights in those areas. As a manufacturing space, ventilation and introduction of fresh air will require addressing. Show the layout of this manufacturing space. This will change the egress path, please make this correction. Please submit the necessary drawings to illustrate all of the above. 5. Please resubmit. |
