The floor area used for tables and chairs (1 per 15sf) is to include the net floor space of the entire area where unconcentrated seating is located - not just the space of the individual tables and chairs, this includes the exterior seating area. The standing area (1 per 5sf) is the floor area provided for waiting, ordering, condiments, etc. both the areas labeled as beverage prep and workroom are to be calculated at 1 per 200sf gross floor area for commercial kitchens. The break room is an area of unconcentrated assembly to be calculated at 1 per 15sf. The office space is to be calculated at 1 per 150sf gross floor area. Please revise all affected sheets, details, and calculations. (2018 IBC section 1004, Table 1004.5) The restaurant is an assembly use and there are not any mercantile spaces. Public unconcentrated spaces without seating and tables are standing assembly spaces and to be calculated as 1 person per 5 sf. The “Workroom” includes ice machines, refrigeration, dishwashing, hand wash sinks, etc. and is part of the commercial kitchen to be calculated at 1 person per 200 sf. Areas under the roof are to be included in the building area/fire area and occupant loads greater than 99 require sprinklers per 2018 IBC section 903.2.1.2 #2. If sprinklers are being installed and deferred, include a list of deferred submittals on the cover sheet. 3) Resolved - Sheets G001, G002, G002.1: The occupancy classification is A-2 not B. Please revise all affected sheets, details, and calculations including the plumbing calculations for restaurants. (2018 IBC section 303, 2018 IPC Table 403.1) 4) Unresolved - Sheet G001: Include the allowed vs actual building area, height, and number of stories. (2018 IBC section 107) This is a new buildout of an existing building, and the allowed vs actual building data is to be included in these plans and not reference a different permit. 5) Resolved - Sheet G002: The toilet facilities do not have a lavatory located in the room.
