(2018 IPC section 1101) 4) Sheets a4.0 and a9.2: Asphalt shingles are to be fastened to solidly sheathed decks. Provide the details showing the method of fastening the shingles and underlayment through the rigid foam board on top of the sheathing meeting the requirements of the installation instructions of the shingles and underlayment. For roof pitches between 2:12 and 4:12, a minimum of two layers of underlayment is required. Revise all applicable sheets. (2018 IBC sections 1507.1, 1507.2) 5) Sheets a4.0 and a9.2: Asphalt shingles are not allowed on roof pitches less than 2:12. Revise all aplicable sheets. (2018 IBC section 1507.2) 6) Sheets a1.0 and a8.0: Show safety glazed windows in hazardous locations near tub and door on the floor plans and window schedule. Provide the window schedule specifying window types, U-factors, and if safety gazed. (2018 IBC section 2406.4, 2018 IECC section R402) 7) Sheet m1.0: Show the sources of combustion air for the clothes dryer and the water heater. Include the design and calculations. | 11/17/2023 | Site Zoning | REQUIRES RESUBMIT | ZONING REVIEW TRANSMITTAL FROM: PDSD Zoning Review PROJECT: TC-COM-1123-02586 1615 E. 2nd St. – R-3 (1st Review) TRANSMITTAL: November 7, 2023 Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed. This site is located in the R-3 zone (UDC 4.7.20). A Religious Use is an allowed use in the zone (UDC Table 4.8-2). 1. Per UDC Article 3.3.3.G.2.c A site plan (Development Package) is required for the following types of development: Existing development undergoing a change of use, building structure additions, and/or a reconfiguration of an area outside a building. A development package (DP) meeting the requirements of Administrative Manual (AM) 2-06 must be submitted and approved prior to approval of this building plan. Zoning was not able to find a development package submittal for the DP sheets provided in the plan set. 2. The DP sheets submitted in the building plans shall either be the stamped approved plans, or marked as for reference only, or removed from the plan set.
