Indicate alternation “Level” on the drawings that is in accordance with the 2018 IEBC chapter 6 classification of work. 3. Clarify the estimated cost of the proposed work, the application indicates an amount that appears to be low based on the drawings. 4. Indicate in the code analysis if the existing building has an existing fire sprinkler or fire alarm installed, or if the new proposed use will include these systems. 5. Indicate all the occupancy groups in the general building summary. The restaurant area would be considered a use group B per the small buildings 2018 IBC 303.1.1. The note on sheet A1.1 indicates the travel distance for a type A occupancy. 6. Clarify what is the area on the north of the existing building will remain a sidewalk and parking. The plans are showing a significant number of new lights in this location. ◦ A1.1 7. Indicate in the notes that the existing roof and ceiling structure is to remain or indicate any changes on the plans. Indicate that the existing roof structure is sufficient to accept the weight of the new and relocated mechanical equipment. 8. Provide construction notes or a detail for the exterior storefront infill noted in the floor plan keynotes 14. Indicate the required insulation R value as well as details for the installation of the stucco finish. 9. Provide an enlarged floor plan for the new accessible restroom Include dimensions and show the required turning radius, all fixture floor clearances, and permanently mounted accessories. If the existing sink and other permanently installed items are to remain, clarify that they are in compliance with ICC A117.1-2009. 10. Broadway Blvd. – C-1 La Mesa Tortilla (1st Review) TRANSMITTAL: November 30, 2023 Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed. This site is located in the C-1 zone (UDC 4.7.20). Perishable Goods Manufacturing (limited to baked goods and confectionary products) as an accessory use in the zone (UDC Table 4.8-4), subject to Use Specific Standards 4.9.5.E.4, .5, & .8. 1. Clarify the primary use, either food service or food and beverage sales, one or the other. Than, clearly demonstrate that the perishable goods manufacturing does not exceed 33% of the gross floor area. The square footage of the perishable goods manufacturing only needs to include the area dedicated to making the tortillas and does not include storage areas. The parking will be based on the primary use for the gross floor area of the building. Based on previous C of O’s food service as never been an approved use on this site and if the primary use is food service you will need to demonstrate that there are 25 spaces on site.
