01/14/2023 | External Reviewers - SAFEBuilt | REQUIRES RESUBMIT | Activity Number: TC-COM-1122-00193 GENERAL: Provide written responses to all review comments. Provide a complete plan set. Provide additional documents as requested by review staff. STRUCTURAL REVIEW COMMENTS: APPROVED BUILDING REVIEW COMMENTS: DENIED 1. Sheet A0.2: Provide additional clarification of the use and the programs of the building. It appears based on the information provided that it may fall into an I-1 occupancy class. Ensure all applicable requirements of Section 420 are addressed. Indicate the level of self preservation of the clients. It is recommended to use the IEBC for this project. One is free to use either the IBC and IEBC but not both, unless specifically referenced by the IEBC. If the IEBC is the desired approach, one must choose 1 of 4 compliance paths. These compliance paths cannot be used in combination with each other in accordance Section 301.3 of the IEBC. It is important to note that the Chapter 3 requirements apply to all compliance methods. i. Prescriptive compliance method: Chapter 5: The prescriptive approach is the simplest method to follow in terms of code requirements but is also the most conservative approach. ii. Work area compliance method: Chapters 6-12: The work area compliance method provides the greatest number of benefits to the building owner and design professional. This is the easiest route to take. It is much more conservative. iii. Performance compliance method: Chapter 13: This method focuses on what the building is required to do, rather than prescribing how it is to be constructed. This method requires the design profession to work more closely with the owner of the building, as well as the code official, to ensure that design meets specific requirements for the occupants and not simply the prescriptive requirements. iv. Previously adopted code: Section 301.3 Exception 1. This method utilizes a previously adopted code under which the area in question was most recently built or modified; this requires the code official’s approval. Please clearly indicate which compliance method will be chosen and provide a narrative outlining the applicable code requirements. 1. Sheet A0.2: The plans indicate that the structure is sprinklered. Provide the sprinkler system type that is currently installed.
