STRUCTURAL REVIEW COMMENTS:
DENIED
1. In the architectural drawing notes, it states that the exterior walls are to be stripped down to the stud and insulation level, this would trigger a lateral analysis based on wind/ seismic whichever controls the design and based on the analysis, shear panels would need to be provided and shown on the drawing.
2. In the structural drawings for the roof framing, there is detail provided for strengthening of roof framing members but no supporting calculations are provided for the structural evaluation of existing roof framing for RTU loads and the required structural strengthening of roof members.


BUILDING REVIEW COMMENTS:

1. Sheet A103 and A303: It appears that rain water will drain behind the concrete wall with no way to drain to a proper location. Roof drainage sizing calculations have not been provided. Provide roof drain sizing calculations to the roof plan in accordance with Section IPC 1106.1 & 1106.2
2. Sheet A103 and A303: GPM discharge amounts have not been provided for the roof/drain overflows. Provide the roof/drain overflows in accordance with Section IPC 1106.2.

3). Plumbing Fixture Schedule on plan page P001 needs to include Manufacturer names & Model Numbers. or provide Spec Manual- IPC 303
4). Add existing grease interceptor info & sizing calculations to the plumbing pages to show it is sized for this facility - IPC 1003.3.5, 1003.3.5
5). Add piping material specs for sanitary storm, water & gas to plan page P001 or provide spec manual - IPC 106.3.1
6). Ice machines on plan pages P102 & P502 can't discharge to the grease system -IPC 1003.2
7). As shown on plan page A103, the Plumbing Plan pages need to include info & illustrations of the new primary & secondary roof drains, conductors, sizing calculations. -IPC 1105, 1106.1, 1106.2, 1108
8). The water heater model number on plan page P001 doesn't correlate with the use of a concentric venting & combustion air piping system as shown on plan page M501- Add the correct water heater or exhaust & combustion air method to the mechanical & plumbing pages. -IFGC 304 & 503.1

This site is located in C-2 Zone (UDC 4.7.21). Food Service is a permitted use (UDC Table 4.8-4), subject to Use Specific Standards 4.9.4.M.1 and 4.9.13.P.



As Development Package (DP), TD-DEV-1122-00034, has not had its 1st review completed, Zoning is not able to compare the building plans with the DP. Until the DP is approved Zoning cannot approve this building permit.



The DP sheets provided in the building plans either need to be the stamped approved DP plan, stamped for reference only or removed from the plan set.
