STRUCTURAL REVIEW COMMENTS:

1. Provide a State of Arizona Structural Engineer stamp and seal on the drawings for the quick frame system. Provide structural calculations for the new weight on the existing bar joists for the mechanical units and any interior equipment weight to be tied up in the interior such as lighting or ductwork.
The engineer professional stamp on the structural letter indicates that Russell Emery is a Civil Engineer, not a structural engineer. Provide a structural engineer stamp and seal on the letter AND the quick frame detail sheet QF-1.
1. The quick frame end connector detail on sheet QF-1 indicates the new main rails are to be installed over the top of the existing bar joists. Clarify how this is to be accomplished since this is an existing roof structure.
Clarify where this detail has been updated, the end connector detail on sheet QF-1 appears to be the same as the first submittal with the new support sliding over the existing bar joist and bolted/ welded into place. Please explain how this detail will be accomplished in the field.


BUILDING REVIEW COMMENTS:

1. The new exit that is shown to go out the north side of the warehouse area is shown to exit directly into a covered shed per the existing site plan located in an alley. The existing “alley” is blocked to the west by the neighbor and does not allow direct access to a public street. Revise the plans to provide alternative exiting that leads to a public way. 2018 IBC 1022.2.2. Response: The existing shed was just a roof/covered canopy. However, this was removed as this was not a previously approved structure.
I understand that the GIS map indicates there being a public alley in the rear of the property however according to the google satellite map for 2023, the alley is blocked to the west and does not provide a clear accessible route to a public way. The existing side yard area to the east of the building is locked and gated and does not provide egress to the street either. Verify on the site that the alley is open, or the side yard fencing and storage will be modified to provide proper egress for this newly installed egress door.
1. Clarify what the symbol on sheet A0.3 is that is located in flower room #4 that appears to be an exit sign. The demo plan on sheet A0.2 key notes indicate this existing door will be sealed and locked off. Response: This exit sign was shown in error (should have been on demo) and will now remain an exit sign since the scope was reduced. This door remains operable, and the exit sign will remain.
This does not work as a proper egress door since it goes directly into the gated yard (similar to the door outside hall 112 from the prior comments). The existing exit shown in the revised drawings from flower room #2 has the same issue as flower room #4 in that it opens to a locked gated side yard. If these doors are not needed to meet the required exiting, remove the exit signage. The doors can remain and be operable for employee convenience.
