Provide additional documents as requested by review staff. STRUCTURAL REVIEW COMMENTS: Denied 1. Provide a State of Arizona Structural Engineer stamp and seal on the drawings for the quick frame system. Provide structural calculations for the new weight on the existing bar joists for the mechanical units and any interior equipment weight to be tied up in the interior such as lighting or ductwork. 2. Provide a detail on how the existing skylights are to be filled in including material and framing. Clarify if the structure will receive a new roof or if the existing roof is to be patched. 3. The quickframe end connector detail on sheet QF-1 indicates the new main rails are to be installed over the top of the existing bar joists. Clarify how this is to be accomplished since this is an existing roof structure. 4. Provide the address for the location of work on sheet QF-1 or include it as part of the architectural set including adding it to the index. BUILDING REVIEW COMMENTS: Denied 1. The new exit that is shown to go out the north side of the warehouse area is shown to exit directly into a covered shed per the existing site plan located in an alley. The existing “alley” is blocked to the west by the neighbor and does not allow direct access to a public street. Revise the plans to provide alternative exiting that leads to a public way. 2018 IBC 1022.2.2. 2. Clarify if the new exit from hall 112 that leads out the secured yard. Indicate how the occupants are to exit the yard in an emergency if the gates are closed and secured. 2018 IBC 1022.2.2. 3. Clarify what the symbol on sheet A0.3 is that is located in flower room #4 that appears to be an exit sign. The demo plan on sheet A0.2 key notes indicate this existing door will be sealed and locked off. 4. Indicate all exterior doors that are sealed off and not removed be provided with signage that indicates this is not an exit if they are not to be operational. 2018 IBC 1010.1. 5. Clarify the overall clear width of hall 112 on sheet A1.0. it appears that there is an electrical panel in this area that may encroach into the required width for exiting. Panel “LD” and panel “LP” Additionally indicate the clear width of the corner where the wall bumps in by the security camera locations. 6. Indicate how far the existing door from the warehouse to the office area by hall 112 swings into the required egress path. Doors when fully opened shall not reduce the required exit width by more than 7”. 2018 IBC 1005.7.1. 7. Indicate a minimum of 12” clear on the push side of the new door A3 that open into the dry room 109 at the east side. ICC A117.1. figure 404.2.3.2. 8. Clarify the location of the new sliding window shown on sheet A7-1 on the floor plan, the wall for its installation could not be found on the floor plans. MECHANICAL REVIEW COMMENTS: Denied 1. Provide a mechanical COMcheck or other approved methodology for the project for the new proposed units that is in compliance with the 2018 IECC. 2. Indicate if the replaced rooftop unit above the dry room is within 10 feet of the roof edge. If so, indicate how fall protection will be provided in accordance with the IMC and 2018 IBC 1015.6. 3. Indicate the location of the permanently installed roof ladder or hatch on the roof plan sheet M1.1, the roof appears to be greater than 16 feet above grade however no elevations were provided to verify the heights. 2018 IMC 306.5. 4. The quick frame drawings indicate the mechanical roof unit AC-1 as being orientated in the opposite direction of the mechanical plans. Coordinate the drawings. 5. Indicate bollards or other means of protection for the new chiller and CO2 tank on the exterior of the building to protect from physical damage or vehicle accidents. 2018 IMC 303.4. Provide a detail for the bollards or barrier. ELECTRICAL REVIEW COMMENTS9 Denied 1. Provide an interior lighting COMcheck or other approved methodology for the project for the new proposed lighting that is in compliance with the 2018 IECC. 2. Indicate the location of all “night lighting” on the plans in the office area for egress illumination or indicate light sensors will be used. All rooms and usable floor surfaces in a building shall be equipped with artificial lighting and shall be illuminated at all times that the space is occupied. 2018 IBC 1008.2. 3. Indicate the location of the emergency lighting in the event of a power failure with battery backup, the only fixtures indicted are the required illumination at the exit doors. 2018 IBC 1008.3.1. 4. Indicate bollards or other means of protection for the new electrical service to protect from physical damage or vehicle accidents. 2017 NEC 110.27. 5. Provide an additional exit light directing occupants down hall 112 at the 90 degree corners.2018 IBC 1013.1. | 11/23/2022 | Site Zoning | REQUIRES RESUBMIT | FROM: PDSD Zoning Review Section PROJECT: TC-COM-1122-00074 Marijuana Cultivation Location (1st Review) 546 E 25th St - I-1 TRANSMITTAL DATE: November 23, 2022 COMMENTS: Please resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed. This site is located in I-1 Zone (UDC 4.7.29). Marijuana Cultivation Location is a permitted use (UDC Table 4.8-5), subject to Use Specific Standards 4.9.9.E.2 and 4. COMMENT: Provide a copy of the required approved Marijuana Authorization letter with your next submittal. COMMENT: There are 3 structures that show up on aerial photos after 2005, the 2 small "EXST’G STRG SHED’s along the west property line and the “EXST’G COV’D SHED” shown along the south side of the existing building. Zoning was not able to find approved site/development plans or building plans for these structures. Provide a copy of the last approved site/development plan with your next submittal. If you are not able to provide the approved documents a new development package meeting the requirements of AD Manual 2-06 will need to be submitted and approved prior to approval of this building plan. COMMENT: As you are proposing to add ground mounted chiller and CO2 tank, based on aerial photos it appears that these items are encroaching into vehicle parking spaces. Provide a copy of the last approved site/development plan with your next submittal that clearly demonstrates that these parking spaces are not required parking spaces. COMMENT: The “EXST’G COV’D SHED” shown along the south side of the existing building encroaches into a COT Public Alley. Either abandonment of the alley is required or a Temporary Revocable Easement for the encroachment will need to be secured from COT DTM.
