Plan review for the above referenced project has been completed. This letter reflects comments to be addressed. PLEASE send all response to comments back to the City through the permit portal! Responses sent directly to Stantec will be ignored. Also, please submit complete copies of all permit documents (i.e. plans, calculations, reports, etc.) even if they have not been changed. Please cloud and delta all changes and provide a letter with a written response to each of the comments indicating the action taken.

The scope of this review covers the architectural, structural, plumbing, mechanical, and electrical designs as they relate to the codes adopted by the jurisdiction. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval.

ARCHITECTURAL COMMENTS

Sheet A001

1. Please indicate on the cover page that the automatic fire sprinkler system [2018 IBC Sec. 903] is to be provided as part of this project and are to be submitted as a separate permit (not a deferred submittal).

2. The plans indicate that the metal stairs, storefront and window system, elevator shop drawings, and prefabricated canopy will be provided as part of deferred submittal. Either provide the documents now or list on this sheet as a deferred submittal and include the following notes:

PER IBC Section 107.3.4
<Name of Registrant>, the registered design professional in charge shall be responsible for reviewing and coordinating submittal documents prepared by others, including phased and deferred submittal items, for compatibility with the design of the building.

PER IBC Section 107.3.4.1
Submittal documents for deferred submittal items shall be submitted to the registered design professional in responsible charge, who shall review them and forward them to the Building Official with a notation indicating that the deferred submittal documents have been reviewed and that they have been found to be in general conformance with the design of the building.

3. Note on the cover of the drawings that special inspection is required for earthwork, concrete, epoxy and expansion anchors, structural steel, high-strength bolts, field welding, and masonry. Also, provide City of Tucson special inspection certificate(s) with Parts A and B completed. Make sure that the owner or their legal representative signs the form.

1. The architectural site plan and Sheet C301 civil plan have conflicting square footages and building heights. Please coordinate and revise.

2. The site plan does not include the distances to property lines for the building. Please provide the distance from exterior walls to property line.

General

1. The structural calculations provided do not include the foundation design calculations. Please provide the foundations calculations. [Ref. IBC 2018 Sec. 1604.4]

2. Please provide a statement of special inspections in accordance with Section 1704.3.1 of the 2018 International Building Code.

1. The roof framing plan does not include the locations of the mechanical equipment and their additional load. Please revise and include.

Sheet S501

1. Detail 6 is missing the detail number and page reference for the hold-down at foundations. Please clarify and revise.

Sheet P101

1. The plan indicates that the building drain connection to the oil/water separator is included with the civil plan. The civil plan provided does not include the oil/water separator. Please coordinate and revise.


ELECTRICAL COMMENTS

General

1. Please provide on the plans complete outdoor lighting calculations showing compliance with the 2012 City of Tucson/Pima County Outdoor Lighting Code (OLC) on the plans which include the following information:
a. Each exterior luminaire type with the lumens for that type, the quantity of each type and whether the luminaire is full cut-off or unshielded, and the color rendition (i.e. not to exceed 3500K).
b. The total of full cut-off and unshielded lumens for the parcel.
c. A statement of the lighting area, the size of the permitted parcel, and the maximum allowed full cut-off and unshielded lumens.
d. A statement that special inspection is required (or is not required) per Sec. 104.2.2.
Also provide lighting fixture cut sheets for each exterior fixture.

2. Please provide an electrical site plan indicating the locations of all exterior lighting, underground electric service location, circuit designations, etc. Please be sure to provide an engineered foundation and calculations for light poles.

3. Please provide and energy conservation compliance report for exterior lighting. [Ref. IECC 2018 C402]
