Additionally, please submit complete copies of all permit documents (i.e. plans, calculations, reports, etc.) even if they have not been changed. Please note the submittal was incomplete and the plan review was conducted using the information presented. The subsequent review could generate more comments after original comments have been addressed.
1. Please amend the plans to show the building’s primary occupancy classification. IBC 302.1 For example, this building appears to be primarily a M occupancy
2. Please state in the code analysis all the occupancy classifications the building contains. IBC 302.1
3. Buildings with more than one occupancy classification identify the mixed occupancy methodology as either accessory, nonseparated, separated, or a stated combination of types. IBC 508.1
A. Nonseparated occupancies allowable building area, building height, and number of stories is the most restrictive of any of the nonseparated occupancies. IBC 508.3.2
B. The separated occupancy’s equation of summed ratios for each story is shown with the values used and each story does not exceed 1. IBC 508.4.2
4. Please update the egress capacity factor to use .20 for calculating door with or update the code analysis to add that an emergency voice/alarm communication system in accordance with Section 907.5.2.2. has been installed. IBC 1005.3.2 Exception #1
5. Provide illumination for the means of egress, including the exit discharge per IBC 1008. Show compliance with the following:
A. The means of egress shall be illuminated at all times the building space is occupied.
B. The means of egress illumination level shall not be less than 1 foot-candle at the walking surface.
C. The means of egress illumination shall be supplied by backup power (consisting of storage batteries, unit equipment, or an on-site generator) for a duration of not less than 90 minutes. IBC 1008.3
6. Exit signs are shown at doors, as required to direct egress, and every 100 feet. IBC 1013.1

11/13/2025 Commercial Mechanical Standard REQUIRES RESUBMIT 1. Clarify why the vault is provided with a ductless heat pump instead of being conditioned by an existing air conditioning system when there is no identified internal cooling load. Reference: Section 107.2.1, IBC 2018.
2. What is the purpose of the vault? Will activities in the vault require ventilation? Reference: Section 401.2, IMC 2018.
3. Explain why an air return has not been provided for the coffee room which is being supplied with over 3.5 CFM per square foot. Reference: Section 107.2.1, IBC 2018.
11/13/2025 Commercial Plumbing Standard REQUIRES RESUBMIT 1. Clarify why the orientation of the plumbing fixtures shown in the proposed women’s restroom in the demolition plan (TC-DMO-0725-00149) is different than the plumbing demo floor plan, P0.0. If the new water piping will have to be extended from the east wall to the north wall, show that the distance from the hot water source to the hot water connection for the lavatory complies with Section C404.5, IECC 2018. Will the existing drain piping also have to be modified? Reference: Section 107.2.1, IBC 2018.
2. Clarify how the lavatory in the men’s restroom and the existing sink in the new coffee room were demolished in TC-DMO-0725-00149 but are now to remain as-is in TC-COM-1025-01958.
3. Verify that tempered water supplied to the restroom lavatories will be controlled by thermostatic mixing valves complying to ASSE 1070. Reference: Sections 303.4, 419.5, and 607.1.2, IPC 2018.
4. Show how the air admittance valve located within the wall behind the water fountain (Detail 201/P1.0) will be provided with adequate air to allow the valve to operate properly. Reference: Section 918.5, IPC 2018.
11/12/2025 Fire New Construction Standard REQUIRES RESUBMIT -Please explain your occupancy classification, Sheet T1.0 (code review). You list "B" as your occupancy type, however, "M" mercantile is the majority of your building. Would this be a mixed use building (B/M/S)? Please resolve the occupancy classification so the correct classification is listed on the CofO.
