Please locate and label the location of the porch. 2. Ledger Detail Drawing a. What is the existing building exterior wall made of. i. Provide this information on the Section drawing. b. Provide a detail drawing at the ledger. i. Ensure to include the flashing detail. ii. Should the exterior wall be made of EIFS or stucco, ensure the ledger have direct contact with the wall studs where the stucco is removed to allow this condition to occur. iii. Show the pattern of the anchor bolts. 3. Post Beam Rafter detail drawing. a. Provide a detail drawing whether saddle is used at the top of the post. b. Please provide information complying to the code required continuous connection from rafter all the way to the footing. 4. Bottom of post detail drawing. a. How is the Simpson Post Base installed. i. Is epoxy used to secure the post base into concrete. (NOTE: Special inspection is required for post installed epoxy anchors.) b. The bottom of the footing is required to be 12 inches below the top of native soil per IBC 1809.4. i. The section drawing shows a few inches below grade top. c. Is it best to pour a new concrete footing against the front face of the existing slab to resolve the issues above? i. Please provide a detail drawing that will be code compliant. 5. Gutter a. Gutter is identified within the Section drawing. b. There is not downspout and splash pad shown on the drawing. c. Please provide the above information onto the drawings. 6. Please resubmit.
