2. General / Firm Registration: Per the Arizona Revised Statutes, Chapter 32, Rule 141, a firm shall not engage in the
practice of any board-regulated profession or occupation unless the firm is registered with the board”. The
construction documents must indicate the name and registration number of the engineering firm by which the signing
engineer is employed. Please update the construction documents to comply with this provision. Refer to the Arizona
State Board of Technical Registration (https://btr.az.gov/) for more information.
3. General / Geotechnical Report: Please provide a copy of the site-specific geotechnical report referenced in the
structural general notes. The report should support the appropriateness of the selected foundation system for the
project site. All submitted geotechnical reports must be dated no later than three years from the submittal date.
Outdated reports must be accompanied by a letter from a qualified geotechnical engineer stating that the report
requirements are still valid, or stating what items may have changed. All building code references must be updated to
the current code adopted by the City.
4. General / Statement of Special Inspections: Per the 2018 International Building Code Section 1704.2.3, along with the
construction documents, the applicant shall submit a Statement of Special Inspections as a condition for permit
issuance. A full list of what this statement shall include is provided in the 2018 IBC Section 1704.3.1. Highlights
include:
i. Statement shall identify the materials and work required to have special inspections or tests,
ii. The type and extent of each inspection, and
iii. Identification as to whether each inspection shall be performed continuously or periodically, as defined by the
IBC.
5. General / Prefabricated Metal Building as a Deferred Submittal: (For Information Only) When submitting an application
for a prefabricated metal building as a deferred design, the engineer designing the foundation system assumes the
role of Engineer of Record. The foundation drawings should show all assumptions made by the Engineer of Record in
designing the foundations including but not limited to: design criteria per IBC Section 1603 (see below), location of all
building frames and lateral elements, and plans including all dimensions. When the PFMB deferred submittal is ready
for submission, the following should be provided:
i. PFMB drawings including the following items: Framing plans; cross sections; wall sections; floor and roof
details; connections of structural members; types of construction materials.
ii. General notes indicating all imposed design loads (dead, live, equipment, etc.); seismic design data; wind
design data; steel material properties; imposed loads on the foundation (both vertical and lateral). iii. Please also include a letter from the Engineer of Record stating that they have reviewed the PFMB drawings
and have verified the foundation designs, or the EOR may stamp each sheet “approved for design concept” or
similar indicating compliance with 2018 IBC Section 107.3.4.

The development package associated with the site and proposed construction shows the square footage of the proposed structure to be 30450 SF, but the commercial plans show an actual SF (Entire building) to be 39,875 SF. It is required that the site calculations and proposed site be the same as what was reviewed and approved through the development package TD-DEV-0325-00065. Revise plans accordingly. If the greater SF is proposed, then a revision to the development package will be required.
2. Provide a callout for all building downspouts and sidewalk scuppers, ensure that this matches what is shown on the development package
3. The shown site plan shows the trash enclosures slightly different than what was reviewed for the development package, please revise plans so that the site remains the same as what the development package shows.
