1. ENGINEER REQUIRED: The Arizona Revised Statutes ARS § 32-144 requires that a registered design professional be engaged for certain types of work. If the Building Official determines that a remodel or tenant improvement poses a significant impact to the existing structure, a structural engineer is required to sign off on the proposed work. A signed and sealed letter from a structural engineer is requested due to the following modifications to the existing structure:
i. The addition of (4) new rooftop mechanical units exceeding 300 lb. Refer to the Mechanical Floor Plan, Sheet m1. The requested letter must state the current building code and indicate that the existing roof has been evaluated for the proposed loads. If any modifications to the existing framing are required to reinforce the roof,
a structural detail must be provided.
ii. The addition of at least (1) new opening in an existing load-bearing wall. Refer to the West Elevation on Sheet a5. Please specify a new header size to be installed over the proposed opening and provide a structural detail as needed.
2. GSN - STATEMENT OF SPECIAL INSPECTIONS: The submitted Statement of Special Inspections on Sheet GSN appears to be incomplete. The scope of this project include installation of new poured-concrete footings and structural
steel columns. Please modify the Statement of Special Inspections to include the minimum inspections required by the 2018 IBC Chapter 1704. If the Registered Design Professional is requesting that the required inspections be waived,
approval from the Building Official will be required. Please submit this request in writing with the revised construction documents.
3. S1 - MISSING INFORMATION, CONCRETE FOOTINGS: The Structural Foundation Plan indicates locations for two new concrete spread footings supporting steel columns. Please add a callout to specify the minimum steel required to
reinforce these footings.
4. S1 - MISSING INFORMATION, STEEL CONNECTIONS: The Structural Foundation Plan indicates two new HSS steel columns. The structural general notes to not provide any material specifications for structural steel, bolts or welding.
Please provide additional information on the structural steel, including base plate sizes and anchorage, HSS steel material grade, miscellaneous steel material grade (plates, angles, etc) and a structural steel-to-glulam detail.
5. A1 - MISSING INFORMATION, HANDRAIL DESIGN: The Architectural Floor Plan a1, Keynote 4 indicates a proposed handrail/guardrail to be installed on the new platform. This is considered a structural item, and will require a design.
Please update the plans to state the minimum design loads for railings per the 2018 IBC Table 1607.1. Provide structural sizes and spacings for railing posts, top bars, and post anchorages (base plates and fasteners).
