An automotive major service and repair (excluding bodywork and paint-booths) use is permitted in the C-2 zone subject to use specific standard 4.9.13.e. General merchandise sales (excluding large retail establishment) are also permitted subject to use specific standard 4.9.9.B.1. 1. (Comment) Per UDC Section 3.3.3.G, a development package is required to be submitted and approved prior to the approval of this commercial building permit. Section 3.3.3.G requires a development package when there is a “reconfiguration of an area outside a building” as in this case. 2. (Comment) The degree of this work would allow a revision to existing development package, DP20-0096, only if the owners are the same as when this DP was submitted. Otherwise, if the owners are different, then a new development package will need to be submitted. A development package must be stamped by an architect or engineer registered in Arizona. See requirements for a development package at the following link: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Permits/Development-Package. 3. (Comment) Once the submitted development package is approved, please resubmit the building permit. Ensure the building permit documents match the approved development package (for example, inclusion, of new shade structures).
