Submit your revised drawings along with a detailed response letter, which states how all Building Review Section comments were addressed. The submitted documents were incomplete and a thorough plan review could not be performed. Please be aware, new comments may arise with the next review. Review will not proceed without the response letter.
COMMENTS:
1. Please submit a complete Building Code/Zoning Code Analysis to include the use being proposed for the space. For example psychiatry, behavioral health, doctor office, bar, art display assembly space, etc. Provide the Occupancy use Classification, construction type, occupant load calculation for each space, square footage of the spaces, exit width calculations and what is provided door opening width, fire sprinkler, fire alarm, minimum required plumbing fixture (water closet, sink, water fountain, mop sink, etc.) calculations and what is provided. Please keep all of these information on the drawing cover/title sheet.
2. Submit a complete/correct Means of Egress Plan to include all the routes along with their distances and at each exit, enumerate the total distances, exit width required/exit width provided and the number of occupants exiting.
3. For item 2 above to be accurate, a complete detailed floor plan will be required and be able to layout the egress route. Show the rooms, corridors, restrooms, receptionist, furniture such as the office tables and chairs, etc.
4. Please do make sure that you provide a detailed floor plan of the bar and sound booth, label items such as sink, drink dispensers, sound equipment/control panel, bar/counters, etc. Ensure that the facility is accessible complying to the ICC/ANSI A117.1 for both Employees and Customers. The tops of dining surfaces and work surfaces 902.4: shall be 28 inches min and 34 inches max above the floor. Parallel approach 904.3.2: the public use side of the counter surface 36 inches in length minimum.
5. 10. THE MEANS OF EGRESS WILL BE ILLUMINATED TO A LEVEL OF NOT LESS THAN ONE FOOT-CANDLE AT THE WALKING SURFACE AT ALL TIMES THE BUILDING SPACE SERVED BY THE MEANS OF EGRESS IS OCCUPIED. IBC 1008.2.1 Locate/label the lighted exit sign, emergency light with back-up power as well as the fire extinguisher.
6. Locate/label the accessible restroom complying to the ICC A117.1. Show the layout of the restrooms to include the fixtures, clear floor spaces, grab bars where required, complying to ICC A117.1
7. The restroom within the Pinata maker business, would this actually be part of the Pinata maker’s lease area?
8. Any new work must be included as part of this building permit.
9. Fire Sprinkler may is required per IBC 420 and processed as a separate permit. Submit the drawings to Tucson Fire Department for review and approval. They will conduct fire inspection; the inspection approval document will be required as a deferred submittal before issuing the Certificate of Occupancy.
10. A Final inspection will be conducted by our inspectors prior to issuance of the Certificate of Occupancy.
11. Please submit a complete set of drawings to include Architectural, Mechanical, Electrical, Plumbing, Structural, etc. Every sheet of drawings to be sealed/signed/dated by a State of Arizona licensed professional.
12. My apology, I almost forgot to mention that the occupant load calculation used for the courtyard areas should be either roughly 25+ sf per person (IBC 402.8.2.1) or 30 sf per person as in Assembly exhibit gallery (Table 1004.5).
13. Submit a Site Plan illustrating all existing structures within the entire parcel. Label each tenant space with their addresses (for new and existing addresses, coordinate with Pima Addressing Dept at 520-724-9512), indicate their uses and their square footage size as well as whether they have fire sprinklers and or fire alarms.. Illustrate on the drawing a code compliant egress route along with their distances, exit width and the number people exiting at each point of exit.. Show the Fire Truck access from Stone into the property.
14. Please resubmit.

This site is located in the C-3 zone (UDC 4.7.22). Alcoholic Beverage Service: Excluding a Large Bar is a permitted use in the zone (UDC Table 4.8-4.

1. Zoning was not able to find approved permit documents for the proposed Alcoholic Beverage Service: Excluding a Large Bar use at this site, and it appears that there is an expansion of use area, outdoor courtyard. As this is a change of use and proposed expansion per UDC Article 3.3.3.G.2.c A site plan (Development Package) is required for the following types of development: Existing development undergoing a change of use, building structure additions, and/or a reconfiguration of an area outside a building. A development package (DP) meeting the requirements of Administrative Manual (AM) 2-06 must be submitted and approved prior to approval of this building plan.
