Please amend Code/Project Data to indicate the design occupant load for this building as this will be used to populate the Certificate of Occupancy. [IBC 107.2] Please provide a furniture plan and description of the proposed Photography Studio. [IBC 107.2} Please amend Code/Project data to indicate this is a two-story structure, as the mezzanine is enclosed and is now considered a story as it does not meet the openness requirement. [IBC 503.1 & 505.2.3] Please amend plans to add another exit as spaces with only one exit are limited to a maximum common path of travel distance of 100 feet when equipped with a sprinkler system. [IBC Table 1006.2.1] Further to comment #3 above a second exit is required when common path of travel exceeds the maximum common path of travel distance. [IBC 1006.3.3] Amend plans to expand the current design occupant load analysis to specify the individual building area of each room or space that is shown on plan. Further, clarify the design occupant load used for each room or space on the plan, in accordance with the requirements of [IBC Table 1004.5.] Please provide a complete Means of Egress plan and exiting analysis. Identify and dimension the path of exit travel on the plans and indicate the common path of travel distance and maximum travel distance, including the path of the exit discharge to the public way Note: Travel distance and common path of egress travel share the same starting point. [IBC 107.2.3] Please add a note on plan to clarify if fire sprinkler modifications are necessary as a part of the proposed scope of work. If so, further indicate with a note on plan that fire sprinklers will be a separate submittal. [IBC 107.2] Keep in mind that if a second exit is added to this project to reduce the travel distance to a maximum of 100 feet, IBC Section 1007 would require the exit doors to be separated by one third the building’s diagonal measurement in a sprinkled building. Please amend plans to provide a section drawing through the new work above the existing mezzanine showing the wall construction and the connections to the floor and structure above. [IBC 107.2.1] Please amend plan to provide the ceiling heights for the spaces and areas on the 2nd story area. [IBC107.2] Amend plans to Interior wall and ceiling finishes are specifically identified if other than painted gypsum board. [IBC 801.1] Provide illumination for the means of egress, including the exit discharge per IBC 1008. Show compliance with the following: A. The means of egress shall be illuminated at all times the building space is occupied. B. The means of egress illumination level shall not be less than 1 foot-candle at the walking surface. C. The means of egress illumination shall be supplied by backup power (consisting of storage batteries, unit equipment, or an on-site generator) for a duration of not less than 90 minutes. [IBC 1008.3] Please amend drawings to provide egress doors of the pivoted or side-hinged swinging type at the Photography Studio as the occupant load appears to be more than 10. IBC 1010.1.2 Amend plans to ensure exit signs are shown at doors, as required to direct egress, and every 100 feet. [IBC 1013.1] Please amend plans to provide accessibility be provided to the altered spaces. Where the existing path of travel elements, which entails a primary entrance, a primary path of travel, sanitary facilities serving the area, a drinking fountain, and signs. If these items are in full compliance with the current code, provide a statement on the cover sheet of the drawings. Otherwise, accessibility upgrades shall be required in accordance [IEBC 305.6-305.8] A. If the cost of providing or upgrading the items above to be accessible is disproportionate to the cost of construction (exceeds 20% of the cost of construction not including accessibility upgrades), please provide information to verify construction costs. If this exemption is taken, accessibility upgrades equaling 20% of the cost of the project shall be made. Please provide the proposed floor live and dead loads as required, to be added to the existing mezzanine with this alteration and provide an engineering evaluation sealed by an Arizona licensed registrant indicating the structural modifications that need to be made to this structure to meet the requirements of IBC Section 1601. Please start a new FUP at our permit application web page: https://tdc-online.tucsonaz.gov/#/home NOTE: Documentation of a cost estimate from your contractor will be required if this project involves any reconstruction, repair, rehabilitation, structurally connected addition, or other improvement of an existing structure (including TIs and solar). Construction of separate builds/new structures does not require a cost estimate to be provided. Construction of new buildings require elevation one foot above the base flood elevation, which may require that the foundation of the building be raised as much as two feet above the existing elevation onsite. Storage buildings with no utilities may be wet floodproofed using flood vents. For all new construction buildings, two elevation certificates must be filled out by a registered land surveyor and submitted to the City, one before the foundation is poured and one after construction is completed. Instructions: 1. Navigate into the current project in the “My Work” tab. Within the permit, navigate to the “Sub-Records” tab and click “Apply” on the Floodplain Use Permit Sub-Record 2.
