Updates may result in additional comments. 2. GENERAL - DEFERRED SUBMITTALS: DEFERRED SUBMITTALS: You have requested a deferred submittal for the open web steel joists and girders. Please be advised that we will place an Administrative Hold on the Certificate of Occupancy pending the submittal of the deferred structural drawings as a REVISION. All Revision fees will apply. [No Action Required] 3. GENERAL - PRESUMPTIVE LOAD BEARING VALUES OF SOILS: The presumptive load bearing values from 2018 IBC Table 1806.2 may be used for Risk Category I structures and minor modification to existing structures. This project exceeds these limits. Please submit a copy of the site-specific geotechnical report referenced in the Structural Calculations (Pg 1 of 124). The report should support the appropriateness of the selected foundation system for the project site. All submitted geotechnical reports must be dated no later than three years from the submittal date. Outdated reports must be accompanied by a letter from a qualified geotechnical engineer stating that the report requirements are still valid, or stating what items may have changed. All building code references must be updated to the current code adopted by the City. 4. S1.0/S1.1 - MASONRY SPECIFICATIONS: The Foundation Plan and Details 27 & 109 reference an "CMU Retaining Wall". Reviewer was unable to locate any specifications regarding typical masonry construction. Further, the typical framing details do not provide the minimum information required for masonry construction. Please provide the following information: material specifications (including grout, mortar and post-installed anchors appropriate for masonry, if applicable) construction joint specifications and any applicable special inspections. 5. S1.5 - FOUNDATION DETAILS: Details 27 & 109 show concrete footings below a CMU wall that are reinforced with (2) continuous #5 bars. In both cases, these bars does not satisfy the minimum ratio of reinforcement to gross concrete area specified in ACI 318, Section 24.4.3.2 for shrinkage and temperature reinforcement. Please modify the reinforcement called out to meet the minimum ratio of 0.0018 for Grade 60 deformed bars. 6. S1.7 - MISSING DETAIL: The column schedule on Sheet S1.7 calls out a base plate with (6) 1" diameter anchors, typical at canopy columns. Please provide a detail showing this base plate in plan or specify the minimum spacing of anchors required to achieve the desired cantilevered column connection. 7. S2.1 - PARAPET HEIGHT: Parapet heights indicated on Foundation Keynotes 2, 3 and 4 conflict with Detail 201 cut in multiple locations on the Roof Framing Plan, Sheet S2.1. Please confirm which controls the maximum allowable parapet height and revise sheets to remove this conflict. 8. S2.1 - INFILL CFS STUDS: Framing Keynote 4 specifies infill framing at roof height transition that conflicts with infill studs called out in Detail 215. Please confirm which note controls and revise sheets to remove this conflict. 9. S4.1 - STEEL COLUMN CAP: Details 214 and 221 are cut at adjacent locations at the entry canopy on Sheet S2.1. One detail indicates a 1/2" cap plate over the column, while the other specifies the column be welded directly to the beam. If the cap plate is required (for example, to prevent the intrusion of water), please revise details to be consistent. 10. STRUCTURAL CALCULATIONS: The Structural Calculations for the foundation assume an allowable bearing pressure of 2,000 psf, which conflicts with the assumptions in the Structural General Notes. Please submit a copy of the geotechnical report per Comment #3 and adjust the S.G.N. accordingly. 11. STRUCTURAL CALCULATIONS - WALL STUD DESIGN: Structural Calculations, Sheet 40 of 124 indicates that Stud Wall W1 (600S162-43) fails under the indicated design loads at 14'-0" high walls. The Foundation Keynote #2 specifies an even weaker stud (600S137-43) for 14'-0" heights. Please confirm that this stud size is acceptable and resubmit calculations corroborating the final design.
