1. Sheet G-2, 2018 IBC 1023.2Construction. Enclosures for interior exit stairways and ramps shall be constructed as fire barriers in accordance with Section 707 or horizontal assemblies constructed in accordance with Section 711, or both. Interior exit stairway and ramp enclosures shall have a fire-resistance rating of not less than 2 hours where connecting four stories or more and not less than 1 hour where connecting less than four stories. Plans do not indicate locations of Fire-res rated walls or floors (stairs, corridor, shafts, etc...). Recommend providing detailed wall legend that correspond to floor plan details. OUTSTANDING COMMENT: Egress path is shown on plans to terminate at interior exit stair. Scope of work and egress of occupants require rated interior exit stairs AND possibly rated corridors. DMA
2. Sheet G2, 2018 IBC [A]107.2.3Means of egress. The construction documents shall show in sufficient detail the location, construction, size and character of all portions of the means of egress including the path of the exit discharge to the public way in compliance with the provisions of this code. In other than occupancies in Groups R-2, R-3, and I-1, the construction documents shall designate the number of occupants to be accommodated on every floor, and in all rooms and spaces. Means of egress plan is incomplete. Scope of work may be limited to the common area serving tenants, however the common area is a critical component in the process of egress. Expand the means of egress plan to encompass the occupant loads served from tenant spaces. OUTSTANDING COMMENT: Refer to code section cited in comment. DMA

6. Sheet A-1, 2009 A117.1 603.1 General. Accessible toilet and bathing rooms shall comply with Section 603. Plans do not indicate accessible details in remodeled/altered toilet rooms. Detail all required accessible features. Provide elevations also to support the details. NOTE: See proposed demolition that identifies demo of existing toilet stalls, counters, lavs and fixtures. OUTSTANDING COMMENT: Readily Achievable, Registrant response not consistent with the code as prescribed and is not demonstrated; the approval is subject to Building Official review and approval. In addition, Registrant response mentions other floors, the plans information provided is limited solely to the area of work. DMA
