11/07/2023 Commercial Structural REQUIRES RESUBMIT Submit your revised drawings along with a detailed response letter, which states how all Building Review Section comments were addressed.
1. Provide adequate notes or details on the plans or provide a door schedule to show that the entry door is accessible in accordance with ANSI Section 404. Provide complete specifications for the door and door hardware within the plan set. For example, door hardware 404.2.6, closing speed 404.2.7, door opening force 404.2.8, door surface 404.2.9, etc.
2. Provide adequate notes or details on the plans or provide an enlarged restroom plan including interior elevations to show that the entry restroom is accessible in accordance with ANSI Sections 603, 604, 606 to provide the following information.
A. The toilet shall be indicated at 16” to 18” maximum from sidewall. 604.2
B. Dimension the clear floor space for water closet, 60” wide and 56” deep 604.3
C. Water closet shall be indicated at 17” to 19” above the floor. 604.4
D. Grab bar for toilets shall be shown in compliance with 604.5 to include mounting heights, grab bar length, and distance from walls.
E. Show the toilet paper dispenser to be 7” to 9” from the front of the water closet to the centerline of the dispenser. Toilet paper dispenser shall be indicated no lower than 19” above floor. 604.7
F. Dimension the clear floor space for lavatory, in accordance with Section 305 and 306, Additionally, show Lavatory shall be maximum 34 inches above floor to the higher of the rim or counter surface, faucets and soap dispenser shall have a reach depth of 11 inches per 606.5 , Metered faucets shall remain open for 10 seconds minimum per 606.4, Water supply and drain pipes under lavatories shall be insulated to protect against contact per ANSI 606.6
3. Amend the proposed floor plan to show door maneuvering clearances in accordance with ANSI 404.2.4.
4. A tactile exit sign shall be provided identifying the exit discharge. Please provide a typical detail of the tactile exit sign and show the physical location that it is required on the plans, in accordance with IBC Section 1013.4.
5. Amend plans to add a sign above the exterior entry doors: This Door To Remain Unlocked When This Space Is Occupied. IBC 1010.1.9.4
6. Amend wall details plans to note or otherwise indicate the method of fastening and bracing new walls at the ceiling or roof connection. Additionally, provide a wall type detail for each new wall to include, but not be limited to; interior wall coverings and finishes. IBC 107.2.1
7. Please clarify if any ceiling demolition will occur. If so, provide ceiling demolition plan or otherwise provide ceiling demolition information within the plan set. IBC 107.2.1. Further, if new ceiling is to be installed, provide drawing details to show ne ceiling construction. IBC 107.2.1
8. Amend plans to provide notes or otherwise indicate interior bathroom finish schedule using materials as required by IBC 1209.2.1, 1209.2.2. For example, 1209.2.1 Toilet room floor finish materials shall have a smooth, hard, nonabsorbent surface. The intersections of such floors with walls shall have a smooth, hard, nonabsorbent vertical base that extends upward onto the walls not less than 4 inches. 1209.2.2 Walls and partitions within 2 feet of service sinks, and water closets shall have a smooth, hard, nonabsorbent surface, to a height of not less than 4 feet above the floor.
