Clarify the work to be done on the building. The description on the permit system indicates “new carpet and flooring, some demo required to electrical, painting interior and doors, hvac repairs, drywall and insulation, roof repair etc.”. This does not match the description on the drawings. All work should be noted on the drawings. 2. Provide a set of drawings that are stamped and sealed by a licensed architect or structural engineer. The stamp provided on sheet E3 indicates the stamp is only for structural calculations and does not include the design. 3. Indicate the occupancy type for the structure and the construction type per the 2018 IBC on the drawings. 4. Indicate the alteration level on the drawings for the work based on the 2018 International Existing Building Code chapter 6. 5. Provide a life safety/ exit plan on the drawings that indicates the travel distances from the most remote points as well as the occupant loads for the areas to be remodeled in accordance with 2018 IBC 1004 and 1017.2. Show the entire floor plan and path of travel for the building. 6. Add to the list of applicable code on sheet T1 the 2018 International Mechanical Code, 2018 International Energy Conservation Code, 2018 International Existing Building Code, and ICC A117.1-2009. ◦ E1 7. Indicate on the drawings that fire extinguishers shall be installed in accordance with 2018 IFC section 906.2. 8. Indicate on the drawings that all interior finishes will be in accordance with 2018 IBC 803.1. 9. Add to the list of applicable code on sheet E1 the 2018 International Mechanical Code, 2018 International Energy Conservation Code, 2018 International Existing Building Code, and ICC A117.1-2009. 10. The notes indicate a new 2x4 ceiling is to be installed. Provide details on how the ceiling is to be supported form the existing structure. 11. The note indicates the existing bathroom is being modified and a partition is to be moved to make it accessible, however no details were provided. Provide an enlarged floor plan of the bathroom and indicate the work to be done. Include dimensions and show the required turning radius, all fixture floor clearances, and permanently mounted accessories. 12. Indicate the clearance from the latch side of the existing exit door to the new partition on the floor plan. A minimum of 12” is required if the exit door is provided with a door closer. Sheet E1 just indicates that all electrical will be brought up to code and the description indicates electrical demolition is required. 2. It is unknown the extent of the electrical lighting to be replaced. Provide an interior lighting COMcheck or other approved methodology for the project for the new proposed lighting that is in compliance with the 2018 IECC OR indicate that less than 10% of the lighting in a space is being modified and such alterations do not increase the lighting power. 2018 IECC C503.6 exception. 3. Indicate the lighting will be controlled by occupancy sensors. Occupancy sensors are required in offices, bathrooms, and storage/ warehouse areas. 2018 IECC C405.2.1. 4. Indicate the location of all “night lighting” on the plans for egress illumination or indicate light sensors will be used. All rooms and usable floor surfaces in a building shall be equipped with artificial lighting and shall be illuminated at all times that the space is occupied. 2018 IBC 1008.2 5.
