COMMENTS:
1. The city adopted the 2024 International Building Code (IBC). This code enforces requirements for Commercial Projects. It also requires that drawings be submitted depicting the installation and also requires that they be sealed/signed/dated by Arizona licensed professionals such as an Architect or Engineer who prepares them.
2. New 1/2" HDCB is proposed. It will have to be fastened through the existing insulation and to the structural members of the roof such as the sheathing. These fasteners will be examined by our inspector making sure that it is the correct type as specified by the professionals who prepared the drawings and are installed with the correct spacing complying to IBC 2024 and the product specification. Of course, detail drawings would have to be submitted depicting this condition and communicate what is being executed to our inspectors.
3. The proposed induction welded system Rhinobond, specialty coated metal plates are mechanically fastened through the insulation or cover board into the roof deck. The roofing membrane is placed over these plates, and a specialized induction welding tool is positioned above each plate generating an electromagnetic field that heats the plate’s coating and the underside of the membrane, melting them together into a cohesive bond without piercing the waterproofing layer. Once cooled, the weld is permanent and distributes loads evenly across the roof. Once again, a detail drawing of this must be submitted with the permit application allowing proper inspection to be conducted.
4. The proposed new flashings for walls, curbs and pipes will also require inspections. Therefore, detail drawings will also be required to be submitted for these conditions. They must be located and labeled on the drawings as to their locations for the inspector to properly locate them during inspection.
5. The Metal Era Anchor Tite Edge metal to the perimeter edges of the building would require detail drawing to be submitted memorializing it and becomes a record what is being installed within the city's permit system and will be used by our inspectors.
6. We do see multiple HVAC units on the roof which means you will have to contend with the Curbs as mentioned in your permit description. This means that the existing flashing on those existing curbs will have to be redone or replaced. This tells me that the HVAC may have to be removed from the roof while roof work is done and be reinstalled afterward. A detail drawing of this condition is required to be submitted so that the city is informed as to how this is accomplished complying to the 2024 IBC, our inspectors will verify this at the job site.
7. To coordinate all of the above, please submit a roof plan, locate and label all of the items listed above on the drawing.
8. Please resubmit.
