Site Engineering comments are as follows:
1. Development Package Required: The proposed parking canopy at this commercial site requires the submittal of a Development Package (site plan) in accordance with UDC §7.4.3.E. Per UDC §3.3.3.G.2.c, a Development Package (DP) meeting the requirements of the Checklist for Minor Changes to Commercial/Industrial Sites must be submitted and approved. The Development Package is a separate submittal from the building plans and must be processed independently.
2. Site Engineering Review: Site Engineering is unable to fully review and approve permit TC-COM-0926-01572 until the associated Development Package has been reviewed and approved by all applicable reviewers.
3. Parking Canopy Height/Setback: To facilitate a timely review of the Development Package, please address the applicable regulations for the proposed parking canopy. The canopy must comply with UDC §7.4.6.F.2 and UDC §7.4.6.E.2. The canopy is required to either:
o Maintain the required 15-foot height clearance, or
o Be set back at least 1 foot from the PAAL.
Please provide a height callout on the plans demonstrating compliance with the required 15-foot clearance, or clearly identify on the site plan that the minimum 1-foot setback from the 24’ PAAL is being provided.
