4. Sheet A0.1: Special Inspection Types – Please revise to list the required Special Inspections for this project. IBC 107.2.1
5. Sheet A0.1: Sheet Index -Please revise the sheet index to ensure it includes all sheets in the plan set and that the titles and numbering match the corresponding sheet labels. Provide a complete and consistent index for the entire set. Per IBC Section 107.2.1. For example, sheets A8.0 & P0.1 are listed in the index but not included in the construction drawings. Conversely, sheets A1.0, E0.2, E2.0, M1.1, M1.2, M2.1, M3.1, M3.2, & P4 are included in the construction drawings, but they are not listed in the sheet index.
5. Sheet A0.2: Please revise the calculations for Occupant load, Travel distance, Exiting and ADA seating to reflect the design occupant load for this permit. IBC 107.2, 1004.5, 1017
The occupant load factors for the business areas would be 150sf per person gross and for the waiting area we use 15 SF net. That said the occupant load is close to you total so 21 will work. IBC Table 1017.2 allows 300 feet for exit access travel distance in sprinkled buildings.
Adjust the required and allowable exiting widths and accessibility seating, at least 1,so all number match and all information is consistent.
6. Sheet A1.1, Details 3 & 8 – Grab Bars: Revise grab bar dimensions to comply with 2017 ICC A117.1 §§609.4.2, 604.5.1, Fig. 609.4.2. Provide dimensions verifying:
Horizontal side-wall bar: 33–36" AFF to top and 54" min. from rear wall.
Vertical bar: 39–41" from rear wall to centerline. Current dimensions do not demonstrate compliance.
7. Please amend the plans to show that all through-penetrations, membrane penetrations and joints of fire-resistance-rated assemblies are protected with approved firestopping systems. Provide detail drawings on the plans identifying the specific UL-listed (or equivalent) firestopping systems for pipe, conduit, and duct penetrations through rated walls, floors, and ceilings (e.g., putty pads, firestop sealants, collars, or sleeves, as applicable). IBC Sections 714 & 715 For example, how are the plumbing floor penetrations fire stopped?
8. Please provide existing/demo floor plans IBC 107.2.1
9. Please provide complete wall assembly for the partition walls to include but not be limited to; stud sizes and type wall coverings and anchorage to the floor. IBC 107.2.1
