Site Engineering Comments:
1. The proposed fence is located on a Major Streets & Route (MS&R) and will require review from Right of Way Engineering – the ROW Engineering was not added to this review, and will be required to review and approve subsequent reviews. Please contact ROWEngineeringReview@tucsonaz.gov for more information.
2. The site is located within a FEMA A and AH floodplain, and a floodplain use permit, TE-FPU-0926-00380, has been created on the applicant’s behalf. The floodplain use permit is a “simple work within a floodplain” for this wrought iron fence that will not negatively impact the floodplain. Fees for TE-FPU-0926-00380 must be paid prior to issuance of this fence/wall permit.
3. The site plan does not provide enough information for the location of the site. The following information will need to be provided as a minor change as opposed to requiring a Development Package [Administrative Manual 2-06.4.0 CONTENT REQUIREMENTS]:
- The name, mailing address, email and phone number of the primary property owner of the site, the developer of the project, registrant(s), and other person(s), firm(s), or organization(s) that prepared the site plan.
- A legend that shows and describes all symbols used on the plans.
- List as a note: “Existing zoning is ____.”
- List the gross area of the site/subdivision by square footage and acreage.
- Total square feet of each principal or accessory building, including the footprint of open structures. Percentage of building area and vehicular use area lot coverage, as applicable.
- Streets, roads, and utilities notes are required, as applicable. Additional notes specific to each plan are required where applicable.
- List the following note on all development package documents: “No structure or vegetation shall be located or maintained so as to interfere with the sight visibility triangles in accordance with Section 10-01.5.0, Sight Visibility, of the Technical Standards Manual.”
- Floodplain information, including the location of the 100-year flood limits for all flows of 100 cfs or more with 100-year flood water surface elevations, shall be indicated.
- Proposed traffic circulation will be designed in accordance with Section 10-01.0.0, Street Technical Standards, of the Technical Standards Manual, to include streets, intersections, street names, right-of-way widths, curve radii of centerlines and curb returns, and proposed improvements, such as pavement, curbs, access points (driveways), accessible ramps, and sidewalks. Street improvements, such as sidewalks, curbs, pavement, and accessible ramps, do not need to be drawn on the plan if such information is provided on typical street cross sections.
- Show pedestrian circulation along abutting rights-of-way. Such sidewalks must comply with accessibility requirements for the physically disabled and the design criteria in Section 10-01.0.0, Street Technical Standards, of the Technical Standards Manual.
