2. Occupant Load
a. IBC 1004.1 Design occupant load. The means of egress requirements is based on the number of occupants to include the exit width.
b. IBC 1004.3 The design occupant load shall be based on the floor area of each ACTUAL function calculated independently where Occupant Load Factor gross or net area is used per Table 1004.5.
c. Exercise Rooms has an Occupant Load Factor of 50 gross sf.
i. The Studio and Private Training Room are Exercise rooms.
ii. With a measured area of 1,200 sf gives you 24 occupants.
d. Lobby has Occupant Load Factor of 15 net sf.
i. With a measured area of 300 sf gives you 21 occupants.
e. With the information above, the Total Occupant Load of 45.
i. Please correct your Occupant Load calculation to reflect the above information.
2. You are correct, this tenant space is allowed to use a B occupancy classification.
a. Minimum Required Plumbing Fixtures
i. However, when it comes to calculating the number of water closet and lavatories required… the actual space classification and the actual occupant load calculation must be used.
1. Therefore two restrooms will be required.
ii. Please correct your plumbing fixture calculation to reflect the above.
iii. Please correct your design to show two restrooms.

10/13/2025 Commercial Mechanical REQUIRES RESUBMIT 1. The total occupancy of the suite appears to be 45; this will require the addition of as second restroom. Reference: Section 2902, IBC 2018.
2. Provide specifications and listing information for the three ceiling fans. Verify that the proximity of the ceiling diffusers will not adversely affect the operation of the fans. Reference: Sections 301.7 and304.1, IMC 2018.
3. Revise the sequence of operation for the restroom exhaust fan so that all of the air supplied to the restroom will be exhausted (i.e. all of the air supplied to each restroom is to be exhausted during the hours of operation even if the lights are off). The exhausted air from the restrooms shall be limited to no more than 10% of any subsequent supply air stream. Reference: Section 403.2.1 (4), IMC 2018.
4. Provide justification for the use of a Zone Air Distribution Effectiveness (Ez) of 1.0 for a ceiling supply, ceiling return using a gas-fired furnace. Reference: Section 403.3.1.1.1.2, IMC 2018.

2. The use of a point-of-use water dispenser (e.g. Flowater) in lieu of a drinking fountain requires the installation of a permanently mounted disposable cup dispenser. The cup dispenser shall be located adjacent to the water dispenser with the dispensing end between 34” and 48” above the finished floor. 3. Provide a metering faucet for the lavatory, dispensing a maximum of 0.25 gallons per metering cycle. Verify that the faucet cycle will last for at least 10 seconds. Reference: Section 419.6, IPC 2018, as amended by the City of Tucson and Section 606.4, ICC/ANSI A117.1-09.
4. For the use of PEX tubing, provide a branch tube sizing chart showing the correct size of PEX tubing to be used as a substitute for the copper pipe shown on the drawings. Reference: Sections 303.2 and 604.3, IPC 2018.
