Additionally, please submit complete copies of all permit documents (i.e. plans, calculations, reports, etc.) even if they have not been changed. Please note the submittal was incomplete and the plan review was conducted using the information presented. The subsequent review could generate more comments after original comments have been addressed. N1. The interior exit stairway discharges into a lobby and that is not allowed with only one exit. It is conditionally allowed under Exceptions for not more than 50 percent of the occupants. IBC 1028.1. Exits shall discharge directly to the exterior of the building. The exit discharge shall be at grade or shall provide a direct path of egress travel to grade. The exit discharge shall not reenter a building. This means the interior exit stairway exit discharge needs to exit directly outside. For example, the addition of an exterior door to be added. N2. Please amend the plans to show 1.5-hour fire resistive rated doors as required by IBC Table 716.1(2) The stairway is described as having 1-Hour rated doors and these do not meet minimum code requirements. N3. Please amend the plans to remove or otherwise address the doors from the interior exit stairway that allow egress back into the building, as exit discharge should be to the exterior. IBC 1028.1 N4. The door leading to the basement stairway appears to reduce the egress width by more than one-half and does not meet IBC 1005.7.1 requirements. Please amend the plans accordingly. If the use is classified as Perishable Goods Manufacturing (accessory use to the principal use of the building), please clearly define the principal use of the site/building and any accessory uses.
