The structure appears to be in the required fire separation distance as egress balconies are required by IBC 1021.4 to have a minimum fire separation distance of 10 feet measured at right angles from the exterior edge of the egress balcony to the following: 1. Adjacent lot lines. 2. Other portions of the building. 3. Other buildings on the same lot unless the adjacent building exterior walls and openings are protected in accordance with Section 705 based on fire separation distance. For the purposes of this section, other portions of the building shall be treated as separate buildings. Please indicate how this structure is compliant with IBC 1021.4 2. Please amend plans to show how this structure meets separation requirements between R-2 and S-2 occupancies IBC 508.1 3. Please provide evidence indicating this laundry or storage subject had a valid permit to construct as this structure does not appear to have been permitted. Site Engineering comments are as follows: 1. Because the building lies within the FEMA AE Zone of the Navajo Wash Floodplain, a Floodplain Use Permit is required. Go to TDC-Online and navigate to the Sub-records tab of this permit to apply. The floodplain use permit must be issued prior to the approval of this permit. This permit (TC-COM-0925-01711) must also be re-submitted. Please, include with the floodplain use permit application a cost estimate with a breakdown of materials, labor, and fees, as well as a site plan.
