Please provide complete a complete set construction drawings, complete structural design and calculations used to demonstrate code compliance and to provide a complete graphic representation of this project. The construction documents should include all aspects of the work taking place associated with this permit. Additionally clearly identify the areas where the work has taken place without a permit with a plan annotation. B. Provide an overall Site plan of the complex with the buildings identified, include a complete plan of this building showing each area of work 2. Please prepare your drawings to include but not be limited to the following information. A. A cover sheet or code data sheet is provided. IBC 107.2.1 B. Type of construction, square footage of the construction area(s) C. A list of the year and name of the adopted applicable codes from the adopting ordinance. IBC 107.2.1 For example, 2018 IEBC, 2018 IBC D. A list that includes all the drawing sheets in this permit’s scope. IBC 107.2.1 E. A detailed description of the work involved in this permit’s scope. IBC 105.3 5. Provide building elevations showing the new deck construction and all critical heights IBC 107.2.1 A. Top of beam, top of guard, top of stucco pony wall etc. IBC 107.2.1 6. Provide cross-sectional views through deck to fully show the construction. IBC 107.2.1 7. Provide general architectural details. IBC 107.2.1 A. Show all connections, materials, components and detail the connections. B. Detail all connections and provide flashing/weep screed details to ensure the construction is accurate and code compliant. C. Name all materials, including the deck material and deck covering. For example, indicating “DECK MATERIAL BY CONTRACTOR as shown in detail 4/S2.0 will not be sufficient. 8. Please ensure compliance with IBC section 2304.12.2.6 Enclosed framing in exterior balconies and elevated walking surfaces that are exposed to rain, snow or drainage from irrigation shall be provided with openings that provide a net free cross-ventilation area not less than 1/150 of the area of each separate space. 8. Please provide Structural design, construction drawings, and calculations to include the following information. IBC 1603 General Structural Notes A. Design Dead Loads. B. Design Live Loads. C. Wind Design Data-1603.1.4, ASCE 7-10, Chapter 6 (wind exposure category- type B, parapets, components and cladding). D. IBC 1604.5 – Risk Category. E. Seismic Design Data – 1603.1.5 F. Special Loads (if applicable) that are specified by the code. H. IBC 1705 Identify all Special Inspection and Structural Observation requirements. I. Material Specifications J. Geotechnical Information, i.e. Soils Class, Allowable Bearing Pressure, Reference to Geotechnical. 9. Please provide the following information for the Foundation Plan A. Indicate shear wall and hold down locations. B. Footing bearing or top of footing elevations. C. Anchor size and placements. 10. Please provide the following information for the Floor Framing Plan A. Indicate shear wall and hold down locations. B. Include separate sheets for “mirrored” plans. C. Framing floor layout and sizes. D. Section and detail cuts for all unique instances. E.
