1. This project involves converting a duplex into a triplex, so please revise the code references on all drawings and notes. This project is a triplex, which falls under the International Building Code (IBC) and associated commercial codes.
2. Provide the specifications for the proposed new AC unit. The unit shall comply with Sections R403.1 and R503.1.2, IECC 2018 and shall comply with the Department of Energy efficiency requirements that went into effect on January 1, 2023.
3. Please clarify how outdoor air ventilation is being provided. Ductless split systems do not supply outdoor air, and all spaces must receive code-compliant ventilation per the IMC Table 403.3.1.1.

This site is located in the R-2 zone (UDC 4.7.9). Multifamily is an allowed use in the zone (UDC Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6, .9, & .10.

Comments: Please resubmit revised drawings along with a detailed response letter which states how all Zoning Review Section comments were addressed.

1. Comment: Per UDC Article 3.3.3.G.2.c, a site plan (Development Package) is required for the following types of development: Existing development undergoing a change of use, building structure additions, and/or a reconfiguration of an area outside a building. A Development Package (DP) meeting the minimum requirements is required to be submitted and approved. The DP is a separate submittal from the building plans. The checklist can be found at:
