| 09/24/2025 | Commercial Plumbing Standard | REQUIRES RESUBMIT | 1. Provide specifications for the “utility sink with bottle filler per owner” noted on sheet P1.0. The use of a point-of-use water dispenser in lieu of a drinking fountain requires the installation of a listed and labeled water dispenser along with a permanently mounted disposable cup dispenser. The cup dispenser shall be located adjacent to the water dispenser with the dispensing end between 34” and 48” above the finished floor. See: https://www.tucsonaz.gov/files/sharedassets/public/v/1/city-services/planning-development-services/documents/2008-21_e_drinkingfountainpolicy.pdf 2. Verify the size of the water service to the building and the backflow preventer. The development plan shows a 2” water service and a 2” backflow preventer while the site plan and plumbing plan show a 1” water service and a 1” backflow preventer. Reference: Section 107.2.1, IBC 2018. 3. Clarify the material to be used for the water service pipe. It appears that you will be using Type K soft-drawn copper. Reference: Section 107.2.1, IBC 2018. 4. Clarify the material you will be using for the above ground water piping. What is “TYPE ANGLE HARD DRAWN COPPER”? Reference: Section 107.2.1, IBC 2018. 5. An approved 2-way cleanout fitting is allowed to be used at the junction of a building drain and a building sewer (i.e., 30” from the exterior walls of the building); otherwise, cleanouts shall open to allow cleaning only in the direction of flow. Reference: Section 708.1.8, IPC 2018. 6. The plumbing plan shows a different, longer route for the building sewer from the building to the private sewer connection than the site plan. Coordinate the two drawings and verify that a maximum of 100’ developed length is between cleanouts. 7. The rim elevation of the next upstream sanitary manhole (2864.9) is higher than the first-floor elevation (2860.60). Provide a backwater valve per Section 714.1, IPC 2018, as amended by the City of Tucson. |

The Commercial building plans call for 6000 SQ FT, but the Development package TD-DEV-0924-00245 shows that each proposed building is 4000 SQ FT, this will require a revision to the development package before the commercial permit TC-COM-0925-01619 can move forward. | 09/29/2025 | Site Zoning Standard | REQUIRES RESUBMIT | PDSD TRANSMITTAL FROM: Bobby Parsons Zoning Section Review PROJECT: TC-COM-0925-01619 8300 E. Valencia Rd. Tucson, AZ 85747; I-1 A-Family Storage Valencia Bldg 25 (1st Review) TRANSMITTAL DATE: 9/29/2025 This site is zoned I-1 (UDC 4.7.29). Comments: Please resubmit revised drawings along with a detailed response letter which states how all Zoning Review Section comments were addressed. 1. Comment: The associated approved Development Package (TD-DEV-0924-00245) lists the building square footage as 4,000 sf however the building plan lists the square footage as 6,000 sf. The dimensions provided on the development package need to match the associated building permit. Either revise the square footage to match the approved Development Package or revise TD-DEV-0924-00245 to match the associated building plans. 2. Comment: Additional comments may be forthcoming depending on responses to zoning review comments and plans submitted. If you have any questions about this transmittal, please contact Bobby Parsons at Robert.Parsons@tucsonaz.gov. |
