Please note the submittal was incomplete and the plan review was conducted using the information presented. The subsequent review could generate more comments after original comments have been addressed.
1. Please provide a code analysis for the new use of this space, as it is now considered a story rather than a deck. IBC 107.2.1 and provide the following information for our records.
A. Please show the primary occupancy and use for this new area. IBC 302.1
B. Please indicate the construction type for this new area. IBC 602.1
C. Number of occupants.
D. Fire sprinklers Yes or No
E. Square forage of the New covered area.
2. The building appears to have more than one occupancy classification (R-2/A-3) identify the mixed occupancy methodology as either accessory, nonseparated, separated, or a stated combination of types. IBC 508.1
3. Please amend the plans so the fire-resistance rating of all exterior walls of the existing structures is shown and meets IBC Table 602. IBC 602.1
4. Please amend the plans so the new space is labeled with a name or further description as needed to adequately convey the intended purpose (use) of the space. IBC 302.1
5. Please amend the plans so all spaces are labeled with their occupancy classification or classifications. IBC 302.1, 508.1
6. Please provide a means of Egress plan to include the following information.
A. The total number of occupants for the story or floor is shown. IBC 107.2.3
B. The number of occupants is shown for every room and space. IBC 107.2.3
C. The occupant load factor and area are shown for every room and space. IBC 1004.5
D. The occupant load factor used reflects the use/function of the space. IBC 1004.5
7. Please amend the plans to show the adjacent openings in the adjacent and perpendicular exterior walls of the existing apartment buildings within 10 feet of this new structure. IBC 107.2.1
8. Please amend the plans to Provide illumination for the means of egress, including the exit discharge per IBC 1008. Show compliance with the following:
A. The means of egress shall be illuminated at all times the building space is occupied.
B. The means of egress illumination level shall not be less than 1 foot-candle at the walking surface.
C. The means of egress illumination shall be supplied by backup power (consisting of storage batteries, unit equipment, or an on-site generator) for a duration of not less than 90 minutes. IBC 1008.3

09/25/2025 Fire New Construction Standard REQUIRES RESUBMIT Could you please confirm if fire sprinklers exist or if they are being added? I can find no evidence of an existing fire sprinkler system at this site. It is possible the sprinkler system is a "basement" only sprinkler system based on the code requirements at time of construction. This addition will be required to be protected with fire sprinklers IF there is an existing building fire sprinkler system.
