This letter reflects comments to be addressed. PLEASE send all response to comments back to the City through the permit portal! Responses sent directly to Stantec will be ignored. Also, please submit complete copies of all permit documents (i.e. plans, calculations, reports, etc.) even if they have not been changed. Please cloud and delta all changes and provide a letter with a written response to each of the comments indicating the action taken. The scope of this review covers the architectural, structural, and plumbing designs as they relate to the codes adopted by the jurisdiction. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval. Special Inspections: Earthwork, concrete, epoxy and expansion anchors, structural steel, high-strength bolts, field welding, masonry and EIFS. ARCHITECTURAL COMMENTS General 1. The building thermal envelope Com-check provided is designed in accordance with the 2012 IECC. Please revise this to meet the 2018 IECC as adopted by the City of Tucson. Sheet g1.0 1. Please also include on this sheet that special inspection is required for earthwork, structural steel, high-strength bolts, field welding, and masonry as outlined on Sheet S1.1. Also, provide City of Tucson special inspection certificate(s) with Parts A and B completed for all special inspections. Make sure that the owner or their legal representative signs the form. Sheet g2.0 1. The scope of work is not clear: a. Is the existing roof being demolished? If so, is the demolition being applied for under a separate permit? The plan-set submitted does not include demolition work nor is it mentioned in the scope of work. If this has been submitted under a separate permit, please indicate this and include the demo permit number in your scope of work. If not, please provide demolitions plans indicating scope of demolition. b. With the removal and replacement of the roof. It’s assumed the mechanical, electrical, and plumbing will be affected. The plan-set submitted does not include plans for the affected MEP’s and ceiling finishing. Will this also be addressed in a separate permit? If so, this needs to be clarified in the scope of work and noted on the cover page along with the separate permit for the demolition. c. Based on the plans provided, the structure does not appear to be occupiable without addressing the mechanical, electrical, and plumbing affected by the remodel. This will result in a Letter of Completion being issued upon final inspection instead of a Certificate of Occupancy. The Certificate of Occupancy will be issued with the MEP permit is applied for separately. 2. The scope of work floor plan indicates that there is no work in the existing building. This conflicts the structural plans as there are new columns and walls being erected inside the structure. Please revise the floor plan to reflect this. STRUCTURAL COMMENTS Structural Calculations 1. There are multiple Enercalc pages within the structural calculations that are designed under the 2021 IBC. Please revise these sheets to reflect the 2018 IBC. Sheet S2.0 1. Please provide construction details for the 8” CMU site wall indicated for Keynote 6. The typical details sheet does not include details for this. MECHANICAL COMMENTS There are no comments. PLUMBING COMMENTS There are no comments. ELECTRICAL COMMENTS There are no comments.
