10/24/2024 | Site Zoning | REQUIRES RESUBMIT | PDSD TRANSMITTAL Nicholas Martell, Principal Planner TC-COM-0924-01807 Commercial Wall Permit The commercial plans have been reviewed by the Zoning Review Section but cannot be approved until all zoning comments or concerns have been addressed. 1. A development Package is required for all new construction on a commercial site. The referenced Development Package (TD-DEV-0923-00407) does not show the wall on lot 1. The Development package will need to be revised to include the wall on lot 1. 2. An 8' wall can only be approved through a Design Development Option (DDO): https://www.tucsonaz.gov/Departments/Planning-Development-Services/Planning-Zoning-Applications/Zoning-Administration#section-3. Be aware that upon review of the revised DP, there will be a comment to either reduce the wall height to 6' or to apply for the DDO for approval. 3. Based on recorded document 20181650494, this site should be open to bike, pedestrian, debris, and water flow. Please demonstrate how that will be accomplished with the proposed wall.
