4. Describe the connection of the new 3” building drain to the existing 4” building drain. Reference: Section 707.1 (6), IPC 2018.

7. Revise the water demand calculation using the fixture unit values for public fixtures, not private fixtures. Hose bibbs have a continuous demand and are to be assigned a GPM demand and added to the demand determined for the plumbing fixtures. Reference: Sections E102.1 and E103.3 (2.1), IPC 2018.

5. Sheet A1.0: Please provide detail or otherwise indicate the threshold in the roll-in-type shower compartment to be 1/2 inch maximum in height in accordance with Section 303. 2009 ICC A117.1 608.
6. Sheet A2.0: Section C 7/A2.0 appears to show the exterior walkway at the same elevation as the door. As this is a part of the exterior accessible route, please indicate the running slope of walking surfaces shall not be steeper than 1:20. The cross slope of a walking surface shall not be steeper than 1:48. 2009 ICC A117.1 403.3 Additionally, indicate the minimum clear width of the accessible route is 36” 2009 ICC A117.1 403.5
7. Sheet A2.0: Please amend Section C 7/A2.0 to provide the vertical dimensions for the bench, coat hooks and shelves in compliance with 2009 ICC A117.1 804.3 and 803.5.
8. Sheet A2.0: Please amend Section C 7/A2.0 to show, at the accessible door, an enlarged detail of the stucco termination and the weep screed detail. Keep in mind the accessible walkway with no steps into the building, and the weep screed placed not less than 2 inches above walkway and be of a type that will allow trapped water to drain to the exterior of the building. COMMENTS: Please submit development package. Also submit revised commercial building drawings and any corrected plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

The site is in the C-1 zone (UDC 4.7.20). A church (religious use) is a permitted use in the C-1 zone, subject to use-specific standard 4.9.13.O.

1. (COMMENT) The submitted plans indicate a new building to be used as a showers room.

Per UDC Section 3.3.3.G.2.c, a site plan is required when there are building or structural additions, or when a reconfiguration of an area outside a building occurs. The submitted plans meet this requirement.

These building plans can remain in process, but will not receive final approval from zoning prior to the approval of a submitted development package. The comments below primarily will affect the site plan to be submitted as part of the development package and are provided as a courtesy. Additional comments may be added upon the formal submittal of the DP, including by other reviewing sections or departments.

2. (COMMENT) UDC Section 1.4.1.C states that zoning compliance for an entire development must be confirmed before any new permits can be issued.

3. (COMMENT) The last available and approved site plan for this location indicates that the building in the southwest corner of the property includes an expansion for which a permit could not be found. If a permit is available, please provide it with the next submittal. Otherwise, this addition will have to be permitted using “as-built” plans.

4. (COMMENT) Three storage containers (possibly shipping containers) appear in satellite imagery next to the building on the northern lot. No permit or zoning review could be found for these. Include these containers, including their dimensions, on the site plan.

5. (COMMENT) Show the dimensioned basketball court on the site plan.

6. (COMMENT) Show dimensioned parking spaces, as well as parking calculations, on the site plan.

Show the accessible parking spaces, to include new or existing pedestrian circulation from these spaces to the new building.
