Show the location, size, and quantity of ventilation openings on the plans. Compliance shall be demonstrated in accordance with IBC Sections 1202.4.1, 1202.4.2, or 1202.4.3. 2. IBC 2304.12.1.1 – Joists, Girders and Subfloor: Revise the floor framing detail on Sheet S1.1. Wood framing members located less than 12 inches above exposed ground in crawl spaces or unexcavated areas within the building foundation shall be naturally durable or preservative-treated wood. PRE-APPLICATION MEETING: It is highly recommended that all Full Historic Reviews go through a pre-application meeting with Historic Preservation staff prior to submittal. To request a pre-application meeting, email your assigned Historic Preservation planner. APPLICATION REQUIREMENTS: Historic Review requires a supplemental application called a Design Package. As part of your Design Package, please include the following: 1) project description/narrative, 2)site plan showing existing and proposed, 3) show the proposed dirt to improved parking area on site plan 4) floor plan showing existing and proposed, ) elevations showing existing and proposed, indicate all exterior changes-windows, doors, electrical location etc,6) roof plan showing existing and proposed-new roof brace, roof top mechanical location, 6) window and door schedule, window sections, 7) photographs of existing conditions, 8) a Development Zone map as described in instructions along with precedent photographs, 9) Historic Property Inventory Form for the property. All materials required as part of your Design Package should be combined into a single PDF. SUBMIT DESIGN PACKAGE IN HISTORIC SUB-RECORD: Submit your Design Package as a single PDF by uploading it to the Special District Sub-Record linked to your account: SD-0926-00125. NEXT STEPS IN REVIEW PROCESS: Your Design Package will be reviewed by staff. Once the package is deemed complete and fees are paid, staff will schedule a Full Review with the applicable Historic Zone Advisory Board (HZAB). Following review by the WUHZAB, a Full Review will also be scheduled with the Tucson-Pima County Historical Commission, Plans Review Subcommittee. **To expedite your review, please notify your assigned Historic Preservation Planner via email once fees are paid.** Following board and commission review, comments will be forwarded to the PDSD Director, who makes a final decision. COMMENT: Zoning has completed its review of the submitted building plan set and cross-referenced it against the associated Development Package. However, final approval of Commercial Permit TC-COM-0826-01363 cannot be granted until the Development Package TD-DEV-0926-00236 has received full approval and has been issued. Per UDC §3.3.3.G, building permits for sites requiring a Development Package may not be issued prior to DP approval, as the building plans must be consistent with an approved site plan. Please resubmit for final approval once the Development Package has been approved and issued by all applicable reviewers. For final approval, ensure the building plans match the approved DP regarding footprint, proposed height, and square footage, and that the downspout and structure drainage systems shown in the building plans are consistent with those depicted in the Development Package plan set. 2. COMMENT: Reference the associated development package case number, TD-DEV-0926-00236, adjacent to the title block on each sheet. 3. COMMENT: Zoning has completed this review with four comments but cannot ultimately approve until the until the Historic reviewer comments are met and completed (Refer to Historic Reviewer Comments for further direction). 4. COMMENT: Zoning has acknowledged this property has a structure on-site with a with ‘contributing status’ with the National Register of Historic Places and advises the owner to contact the State Historic Preservation Office (HPO) to determine if this project will impact the status. Contact https://azstateparks.com/SHPO for more information. This comment is purely made as a courtesy as there may be tax implications. No action is required and is at the discretion of the owner. 5. COMMENT: On the T1.1 sheet there are two sets of parking calculations, but it appears the desired is will be Commercial Use Group – Food Service. To avoid confusion, remove the other reference Commercial, 1 / 300 sf and add ‘per use use specific standards 4.9.4. M.1 and 5 and 4.9.13.O’ after the Commercial Use Group – Food Service. 6. COMMENT: Update the ‘parking required’ not to 20 (as opposed the 23 currently noted). Again, per the TP-PRE-0526-00113 pre-application conference zoning reviewer comments, If the minimum parking requirements cannot be met, an Individual Parking Plan is an option to reduce the minimum requirement.
