Identifying the maximum egress capacity of each exit door on the life safety plan is very helpful during plan review.
i. Required Plumbing Fixtures (Provide calculations for the number of water closets, urinals, lavatories, drinking fountains, and service sinks) IBC 2902 & Table 2902.1
3. Please amend plans to provide a dimensioned floor plan, for all rooms and spaces. IBC 107.2.1 3.
4. Please amend plans to include furniture and interior elevations to show compliance with IBC Chapter 11. For example, 5% of the seating shall be accessible, accessible counters are 2’-10”, etc A. Where seating or standing space at fixed or built-in tables, counters or work surfaces is provided in accessible spaces, at least 5 percent of the seating and standing spaces, but not less than one, shall be accessible. IBC 1109.11 5 Identify these seating and counters on the floor plan.
a. Ensure that the facility is accessible complying to the ICC/ANSI A117.1 for both Employees and Customers. The tops of dining surfaces and work surfaces 902.4: shall be 28 inches min and 34 inches max above the floor. Parallel approach 904.3.2: the public use side of the counter surface 36 inches in length minimum. Forward approach 904.3.3: the public use side of the counter surface 30 inches minimum in length. Knee clearance 306.3: between 9 inches and 27 inches above the floor. Maximum depth 306.3.2: extend 25 inches maximum under an element at 9 inches above the floor. Minimum depth 06.3.3: Where clear floor space complying with Section 305, the knee clearance shall be 11 inches minimum in depth at 9 inches above the floor, and 8 inches minimum in depth at 27 inches above the floor.
b. IEBC 305.7 requires that accessibility be provided to the altered spaces. Where the existing path of travel elements, which entails a primary entrance, a primary path of travel, sanitary facilities serving the area, a drinking fountain, and signs. Accessibility upgrades shall be required in accordance with IEBC.305.7. 1. If the cost of providing or upgrading the items above to be accessible is disproportionate to the cost of construction (exceeds 20% of the cost of construction not including accessibility upgrades). Costs that may be counted as expenditures required to provide an accessible path of travel may include: For example, costs associated with making restrooms accessible, such as installing grab bars, enlarging toilet stalls, insulating pipes, or installing accessible faucet controls.
5. Provide a demolition plan drawing.

COMMENTS:

1. The submitted documents do not adequately show the scope of work or how the proposed work will comply with the adopted building codes. Provide as-built plumbing plans showing all existing and proposed water lines, drain lines, building sewer, water service, and related piping. Reference: Section 107.2.1, IBC 2024.
2. If the 3-compartment sink is used only for washing, rinsing, and sanitizing utensils used for food service, the sink shall drain indirectly with an air gap or an air break. If, however, the 3-compartment sink is also used for the preparation of food items, separate indirect waste pipes shall be provided for each compartment to protect against cross-contamination or fouling and each indirect drain shall terminate with an air gap. Reference: Sections 801.2, 802.1.1, and 802.1.7, IPC 2024.
3. Please clarify why the 3-compartment sink and hand sink are located within the area labeled “Storage.”
4. One floor plan shows a mop sink, while the detail on another sheet shows the 3-compartment sink located underneath the existing electric water heater. Please clarify. Reference: Section 107.2.1, IBC 2024.
